Position SummaryThe Maintenance Technician will perform general maintenance and ensure the cleanliness of common areas inside and outside the property.
Responsibilities- Perform regular custodial duties around the property, including sweeping, mopping, vacuuming, dusting, and trash removal.
- Complete grounds work directed by the Maintenance or Community Manager, such as trash pickup, cleaning dumpster areas, blowing parking lots and sidewalks, removing debris, and power‑washing.
- Clean breezeways by removing cobwebs, running lights, and mopping floors; power‑wash and wipe down doors and handrails.
- Execute basic landscaping tasks: trimming and pruning, watering, monitoring irrigation, and removing dead branches, leaves, and twigs.
- Assist in preparing units for occupancy, including removing trash from vacant apartments.
- Operate equipment safely: power washer, backpack blower, floor scrubbers, carpet cleaner, sweepers, and golf carts.
- Assist with pool maintenance and understand basic pool care (chemical adjustments, backwashing, cleaning).
- Respond promptly to emergency and after‑hours maintenance assignments.
- Complete work orders and maintenance tasks within 24–48 hours, updating records in the computer system.
- Perform repairs to maintain the community’s aesthetics and structural integrity, addressing any damage promptly.
- Ensure compliance with company policies, OSHA regulations, and safety/environmental laws; report supply needs and maintain shop organization.
- High school diploma or GED – Preferred.
- At least 1 year of experience in maintenance or related field – Preferred.
- General knowledge of skilled trades: construction/installation, repair, maintenance, drywall, basic carpentry, and make‑ready work.
- Ability to work efficiently and meet deadlines.
- Good organizational skills and attention to detail.
- Valid driver’s license – Required.
- Walk, stand, climb stairs or ladders, and access various areas of the property.
- Push or pull items, reach overhead, and bend, stoop, or kneel as needed.
- Use hand and finger dexterity to grasp tools.
- See to identify plants, weeds, pests, and read computer screens.
- Hear and understand verbal communications.
- Occasionally lift or carry items up to 50 pounds; use assistance or equipment as needed.
- Operate maintenance tools such as power washers, trimmers, blowers, and floor scrubbers.
- Operate a computer, keyboard, mouse, and other office equipment.
- Position is on‑site; employee will spend time outdoors exposed to the elements.
- May require working in confined spaces, heights, and potentially hazardous areas.
- Weekly pay for all associates working onsite at an apartment community.

The anticipated pay range for this Maintenance Technician position is $23.00 per hour, plus monthly bonuses and a competitive benefits package.
