POSITION SUMMARY

The Corporate Vice President of Land is responsible for leading and executing Hakes Brothers' land strategies across all Company markets, including entitlement, acquisition, capital allocation, pipeline development and new market entries. This role supports the divisions’ efforts to implement these strategies. This role will also refine due diligence processes for the divisions to follow and make risk recommendations to the executive team for new acquisition strategies and potential new markets.

The Corporate Vice President of Land partners closely with Area Presidents, Division Presidents, Finance, Legal and Operations, to ensure a consistent, well-positioned pipeline of finished lots that meets volume, margin, capital constraints, and quality objectives, and provides leadership and mentorship to a team of land acquisition professionals across the company.

ESSENTIAL DUTIES & RESPONSIBILITIES

Land Acquisition & Strategy

  • Develop and execute the Company's national land acquisition strategy aligned with corporate growth, volume, capital allocation, and market share objectives, establishing lot pipelines across all regions and markets.
  • Identify and evaluate new sources of land acquisition opportunities (raw land, finished lots, bulk purchases, joint ventures, option contracts, and land banking arrangements) in coordination with Land leadership across all Company markets.
  • Evaluate new market entry and expansion opportunities, including detailed competitive market analyses, to support the Company's long-term growth strategy.
  • Build and maintain relationships with national and area land sellers, brokers, developers, land bankers, and other industry contacts to create opportunities across all Company markets.
  • Partner with Finance to develop land acquisition budgets, cash flow projections, and lot takedown schedules across all regions; monitor actual performance against underwritten assumptions and company-wide targets.
  • Partner with Legal to establish company-wide guidelines for deal structures that optimize capital efficiency and risk exposure and evaluate their appropriate use on a market-by-market basis.

Entitlement

  • Assess potential land entitlement opportunities, including rezoning, platting, annexation, environmental and related municipal approvals; and develop and implement company-wide processes, standards and best practices for managing entitlement processes.
  • Support Land leadership in managing relationships with municipalities, utility providers, and regulatory agencies to advance applications and secure permits and approvals.
  • Coordinate with third-party developers and sellers to ensure improvement plans and finished lots are delivered on schedule and meet Company specifications across all markets.

Leadership & Cross-Functional Collaboration

  • Recruit, develop and mentor the Company's land acquisition leadership across all markets, building organizational depth and succession bench strength.
  • Partner with Area Presidents, Division Presidents and Operations leadership across all regions to align land pipeline with production schedules, sales pace, and community opening timelines.
  • Present land acquisition strategy, pipeline performance, and market risk assessments to executive leadership on a regular basis.
  • Represent Hakes Brothers nationally with home builder associations (e.g., NAHB), land developers, municipal officials, and industry stakeholders to advance the Company's reputation and interests.
  • Ensure compliance with Company policies, applicable laws, and industry best practices across all land transactions and regions.

REQUIRED QUALIFICATIONS

Education

  • Bachelor’s degree in Real Estate, Finance, Business, Civil Engineering, or a related field required; MBA or other advanced degree preferred.

Experience

  • 10+ years of progressive experience in land acquisition, with at least 5 years in a production home building environment.
