Position: Assistant Service Manager - Gardens of Valley Ranch
Location: Irving, TX

Reports to: Community Manager
Responsibilities- Be aware of the condition of the property at all times and take immediate steps to correct any unsafe condition.
- Schedule and perform routine preventive maintenance on all appropriate equipment as directed by the Community Manager or Service Manager.
- Diagnose and perform minor or routine maintenance or repair, as directed.
- Remove and transfer appliances and equipment from the storage area to the apartment (or vice versa) as circumstances warrant and assist in moving abandoned furniture, appliances, etc. to the dumpster.
- You may be required to perform on-call emergency service as requested. You will respond immediately to all emergency after-hours calls and arrive at the property no more than an hour after a call comes in.
- Completes all service requests within 24 hours, unless the request requires extraordinary parts or labor.
- A clear understanding of business concepts, processes and the principles of strategic thinking
- Comprehensive knowledge and understanding of multifamily operations including people management, financial reporting, problem-solving, sales, maintenance and resident relations.
- Must be able to access all apartment homes and parts of the community to show the home to potential residents; inspect all areas of community, etc.
- Ability to visually inspect apartment homes, grounds, and other aspects of the community to determine that standards are met
- Knowledge in maintenance to include carpentry, electrical, plumbing, heating and cooling systems, painting, drywall, buffing and waxing, use of power tools (pools and irrigation systems where necessary)
- Ability to speak, listen, read, and write English with sufficiency to maintain a safe environment at all times, which is a business necessity, as further detailed above.
- Must provide own tools where applicable
- High School Diploma or GED required
- 1-3 years of experience in Property Management
- HVAC certification required
- CPO certification required
