Building Engineer
The Building Engineer optimizes the performance of HVAC, electrical, and plumbing systems in a commercial environment by applying best practices and leveraging building automation systems. This role focuses on preventive and corrective maintenance, efficient troubleshooting, and delivering high-quality service to building occupants while ensuring safe, reliable, and cost-effective operation of all mechanical and building systems.
Responsibilities- Optimize the operation of all HVAC, electrical, and plumbing equipment and systems by applying best practices and effectively using building automation and energy management systems.
- Perform timely preventive maintenance and repairs on HVAC, electrical, plumbing, and related building systems to minimize downtime and extend equipment life.
- Troubleshoot and repair equipment and system issues so that problems are resolved on the first attempt in a cost-effective manner.
- Respond promptly to tenant service requests in a way that reduces the volume of work orders and prevents recurring issues.
- Monitor, adjust, and fine-tune building automation systems to maintain comfort, efficiency, and proper system performance.
- Inspect, troubleshoot, and repair pumps, motors, chillers, boilers, air handling units, cooling towers, and other mechanical equipment.
- Perform electrical systems maintenance and basic repairs, including lighting, light electrical work, and related components.
- Conduct plumbing repairs and fixture maintenance, including leak repairs, drain issues, and fixture replacement as needed.
- Support emergency response efforts and provide on-call maintenance support to address urgent building issues.
- Maintain and repair building components such as ceilings, painting, and general repairs to ensure a safe and professional environment.
- Assist property managers with creating the annual operating budget by providing input on maintenance needs, capital repairs, and equipment life cycles.
- Collaborate with the Chief Engineer to plan and implement capital repairs and upgrades to building systems.
- Assist in identifying and implementing energy conservation measures (ECMs) to improve efficiency and reduce operating costs.
- Manage and document work orders accurately, including tasks performed, materials used, and equipment status.
- Coordinate with vendors and contractors as needed for specialized repairs, inspections, or projects.
- Ensure life safety and fire protection systems are functioning properly and support compliance with safety regulations.
- Read and interpret blueprints, schematics, and technical manuals to diagnose issues and plan repairs.
- Communicate clearly and professionally with team members, ownership representatives, and supervisors regarding work performed and the status of building systems.
- Follow OSHA and workplace safety practices, using appropriate tools and equipment safely and maintaining a clean, organized work area.
- Use hand tools and appropriate equipment to perform maintenance tasks, including HVAC troubleshooting, hydraulics, pneumatics, and general building repairs.
- Hands‑on experience with HVAC troubleshooting, repair, and preventive maintenance in a commercial setting.
- Strong knowledge of mechanical, electrical, and plumbing (MEP) systems and their operation in commercial buildings.
- Experience performing preventive and corrective maintenance on building systems, including pumps, motors, chillers, boilers, and air handling units.
- Proficiency with building automation systems and energy management systems for monitoring and controlling building operations.
- Experience in commercial building maintenance and operations, including work order management and documentation.
- Ability to troubleshoot and repair electrical systems and perform basic electrical work, including lighting maintenance.
- Ability to perform plumbing repairs and fixture maintenance, including diagnosing and resolving leaks and clogs.
- Familiarity with life safety and fire protection systems and their maintenance requirements.
- Strong problem‑solving skills with the ability to diagnose complex mechanical and building system issues.
- Strong customer service skills with a focus on responsive and professional interaction with tenants and building occupants.
- Ability to read and interpret blueprints, schematics, and technical manuals.
- Knowledge of OSHA and workplace safety practices and the ability to work safely with tools and equipment.
- Physical ability to lift more than 50 pounds, climb ladders, and work independently in a maintenance environment.
Skills & Qualifications
- Experience with building automation systems and energy management systems for optimizing building performance.
- Facility maintenance, building maintenance, or facilities maintenance roles.
- Experience with maintenance engineering, including HVAC commercial systems, air handlers, boilers, and cooling towers.
- Familiarity with hydraulics and pneumatics in building systems.
