We are seeking a detail-oriented and motivated Project Accountant to support the financial reporting and cost accounting for real estate development and construction projects. This role plays a critical part in ensuring accurate project-level financial reporting, funding compliance, and strong internal controls. The Project Accountant will work closely with Development, Construction, and Finance teams to manage contracts, invoices, budgets, and lender draw processes.
Key Responsibilities- Maintain detailed project cost accounting records, including contracts, budgets, and change orders within the accounting system.
- Process, code, and review vendor invoices for accuracy and proper job cost classification, ensuring alignment with approved budgets and contract terms.
- Track project costs against approved budgets and job cards and reconcile job cost details to the general ledger monthly.
- Prepare monthly lender and equity draw packages, including draw requests, schedules of values, cost-to-complete reports, and supporting documentation.
- Maintain lien waiver and lien release trackers and coordinate with lenders, title companies, and construction teams to resolve outstanding draw conditions.
- Monitor retainage balances and ensure proper release in accordance with loan agreements and contract terms.
- Prepare monthly project financial reports for internal management, lenders, and investor partners.
- Assist with project-level cash flow forecasting and funding schedules.
- Prepare and post monthly journal entries related to construction and development activity.
- Reconcile construction-in-progress (CIP) and other project-related balance sheet accounts.
- Support capitalization of interest, loan costs, and eligible soft costs in accordance with GAAP and internal policies.
- Support internal and external audits by preparing project schedules and supporting documentation.
- Maintain organized electronic files for contracts, invoices, draw support, and loan documentation.
- Participate in process improvement initiatives related to project accounting systems and workflows.
- Perform ad hoc reporting and special projects as assigned.
- Bachelor’s degree in Accounting, Finance, or related field.
- 1–3 years of accounting experience, preferably in real estate development, construction, or a related industry.
- Strong understanding of job cost accounting and construction accounting principles.
- Experience preparing lender and equity draw packages.
- Strong Excel skills, including financial schedules and account reconciliations.
- Excellent communication skills for working with internal departments and external partners.
- Highly organized with strong attention to detail and ability to manage multiple projects simultaneously.
- Experience with Yardi is a plus.
