We are seeking a highly motivated and experienced Construction Project Manager with a strong background in multifamily residential construction to join our TKC team in Pensacola, FL. This is a full-time, on-site position responsible for overseeing all phases of construction, from pre-development planning through project close-out, for value-add renovations.
The ideal candidate will have a proven track record of successfully managing multifamily projects while delivering high-quality results on time and within budget. You will play a key role in coordinating with developers, architects, consultants, contractors, and local jurisdictions to ensure our assets are built to meet market demand, operational goals, and ownership expectations.
Responsibilities- Lead all aspects of multifamily construction projects, including new developments, rehabs, and capital improvement initiatives
- Develop and manage comprehensive project plans, including construction schedules, phasing, milestones, and critical path timelines
- Coordinate with ownership to align project design and construction with budget and operational objectives
- Oversee on-site progress, subcontractor performance, safety compliance, and quality control on a daily basis
- Manage construction budgets, approve invoices, review change orders, and monitor financial performance to ensure adherence to pro forma goals
- Conduct weekly job site meetings with stakeholders to review progress, address challenges, and keep all parties aligned
- Ensure adherence to all local codes, permitting, zoning regulations, and inspections relevant to multifamily housing
- Maintain organized project documentation including RFIs, submittals, drawings, change logs, daily reports, and close-out packages
- Serve as the primary point of contact for field-level communication with general contractors and trade partners
- Collaborate with property management, leasing teams, and Director of Operations to align construction turnover with operational readiness and leasing schedules
- Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field (preferred)
- Minimum 5 years of direct experience in multifamily construction project management, including ground-up and renovation projects
- Strong understanding of wood frame construction, sitework, MEP coordination, and multifamily building systems
- Knowledge of HUD/FHA, LIHTC, and/or affordable housing construction practices is a plus
- Proficiency in construction project management software such as Procore, Buildertrend, MS Project, or similar platforms
- Excellent verbal and written communication skills with the ability to collaborate across teams and present project updates to stakeholders
- Demonstrated experience managing construction budgets in the $2-$5m+ range
- OSHA certification and a strong commitment to job site safety
- Deep understanding of Florida building codes, stormwater regulations, and multifamily permitting requirements
- Strong organizational skills and attention to detail, with a proactive approach to problem-solving and team leadership
