Preconstruction Manager | Commercial Construction

Responsibilities

The position of Preconstruction Manager requires an energetic, self‑starter with strong communication, problem‑solving, and organizational skills.

• Provide timely and accurate material take‑offs
• Read and interpret plans, specifications, and addenda correctly
• Review and incorporate historical data from purchase orders, subcontracts, and productivity analysis reports into unit and man‑hour figures
• Review proposal specifications, drawings, attend bid meetings, and determine scope of work and required contents of estimate
• Prepare estimates by calculating complete take‑off of multiple scopes of work
• Develop conceptual estimates
• Create price work based on production rates and subcontractor input
• Coordinate total estimating effort relevant to particular bids/projects as assigned
• Maintain files of working documents as backup for estimate figures
• Communicate with project owners, contractors, and others to provide cost data regarding project feasibility
• Follow awarded contracts as assigned – may include extra work items, change orders, etc.
• Use electronic take‑off software and office applications (Planswift, iSqFt, Bluebeam, Excel, Outlook)

• Minimum 3–5 years experience in construction management or estimating
• Bachelor’s degree in Engineering, Construction Management or a related field or a combination of education and experience that is strongly preferred
• Ability to create and sustain relationships between Monteith and owners, architects, engineers, and subcontractors
• Excellent written and oral communication skills
• Attention to detail
• Ability to work independently
• Experience with electronic take‑off and estimating software (Planswift, iSqFt, Bluebeam)
• Proficiency with Microsoft Office suite
• Ability to travel
• Experience providing full estimating services for building projects; experience creating estimates above $2 million is strongly preferred
