DescriptionDwight is seeking a team player who has a “no job too big or too small” attitude. A proactive thinker with a can-do mentality who is ambitious and intuitive will prove successful. Dwight is looking for an individual who takes pride in their work and flourishes in a fast-paced environment. Must have the ability to manage time wisely, follow up, and communicate status of projects.
Our ideal candidate will take direction from the Executive Management team well, offer creative and prompt solutions to issues and provide meticulous attention to detail.
As a Senior Asset Manager on one of the most active FHA/HUD asset management teams in the country, you will independently manage a nationally diverse portfolio of multifamily and healthcare loans. You will own borrower and HUD relationships, assess and manage risk, ensure covenant compliance, and deliver decisive watchlist commentary and risk mitigation recommendations, all with direct exposure to the full FHA loan lifecycle from closing through disposition.
This is a high-visibility seat with real ownership, close partnership with senior leadership, and the opportunity to mentor junior asset managers on risk assessment, loan management, and compliance.
- Serve as the primary Borrower and HUD contact responsible for oversight of an assigned FHA/HUD loan portfolio across multifamily and healthcare properties.
- Perform financial analysis, assess market information and other due diligence necessary to produce prompt, well-written and well-supported case recommendations for various borrower requests on collateral properties located throughout the U.S.
- Structure and process required HUD/Lender approvals for consent items including loan assumptions, modifications, partial releases, partial ownership transfers, commercial lease approvals, easements, reserve disbursements, insurance losses and property management and operator changes.
- Conduct quality control of new loans alongside new borrower “welcome” calls to review HUD protocol and onboard new portfolio additions.
- Work closely with the Asset Management team, Originators, Borrowers, and HUD to monitor and contribute to “workout” solutions for troubled loans and/or loans out of compliance.
- Maintain a current risk assessment of assigned loan portfolio — performance, watchlist criteria, compliance, and inspection/survey results.
- Ensure loan covenant compliance requirements are managed effectively, including initial input, monitoring, maintenance of collateral, and debt service thresholds.
- Collect, track, and analyze monthly, quarterly, and annual financial reporting with emphasis on debt service coverage and other key performance indicators.
- Follow up on delinquent loans with the goal of minimizing delinquent payments and preventing defaults.
- Prepare required forms and process requests for advances from debt service reserves, initial operating reserves, and non-critical repair escrows; ensure criteria are met for final releases.
- Coordinate insurance reviews for changes in borrowers and operators, as needed.
- Process insurance hazard loss claims and coordinate inspections, as needed.
- Review requests for advances from project Replacement Reserves and submit electronically to HUD via the Healthcare Portal.
- Enter quarterly financial information and/or create batch uploads for the HUD Healthcare Portal.
- Participate directly in all aspects of Lender and HUD risk management programs.
- Apply meticulous attention to detail and take initiative to continually improve the integrity of portfolio information and standardized reporting, while ensuring the highest quality case recommendations.
- Proactively identify and lead the implementation of innovative and practical solutions to enhance functions carried out by the Asset Management team.
- Coordinate and work alongside loan originators, external counsel, HUD and other government agency personnel, loan closers, peers, and third-party vendors to deliver consistent, high-touch service to borrowers and partners.
- Carry out special projects as requested by Executive Management.
- BA or BS required;
Business Administration preferred - 5+ years of experience in asset management and/or servicing of multifamily rental housing
- Existing knowledge of FHA/HUD asset management and servicing guidelines, compliance and reporting requirements
- Healthcare experience is a plus
