Director Land Acquisition; Pensacola

Primary Job Responsibilities

• Lead the strategic planning and execution of land acquisition initiatives, ensuring alignment with corporate growth targets.
• Oversee the full lifecycle of land deals, including sourcing, financial analysis, due diligence, entitlement, contract negotiations, and easement acquisition.
• Develop and maintain high-level relationships with landowners, developers, brokers, municipalities, and strategic partners.
• Direct cross‑functional collaboration with Legal, Development, Finance, and Operations teams to ensure seamless execution.
• Manage and mentor a team of acquisition professionals, fostering accountability and continuous improvement.
• Monitor and interpret market trends, zoning changes and regulatory shifts to identify new growth opportunities and mitigate risks.
• Establish and oversee acquisition budgets, forecasts, and performance metrics.
• Review and approve complex purchase agreements, joint venture structures and entitlement strategies.
• Represent the company in high‑level negotiations and public forums, advocating for projects and building trust with stakeholders.
• Perform other duties as assigned.

• Establish tactical and operational plans with direct impact on results.
• Develop new products, processes and standards to support the area.
• May have budget accountability for the area or manage budget elements.

• Manage a large team of managers and professionals with authority over hiring, firing, promotion and reward.

• Advanced knowledge of land acquisition, finance and legal aspects.
• Minimum 6–8 years of relevant experience and a university degree or equivalent.

• Excellent negotiation and contract skills.
• Strong understanding of market trends, pricing and growth.
• Proficiency in navigating the political environment and building political connections.
• Ability to strategically implement company goals by acquiring necessary land.
• Understanding of finance and law is essential.

• Valid driver’s license (driving is an essential function).
