Overview

The Multi-Site Maintenance Technician is responsible for providing maintenance and repair support across multiple multifamily residential communities. This role requires strong technical skills, organization, and flexibility, as the technician travels between properties to complete work orders, unit turns, preventative maintenance, and emergency repairs. The ideal candidate is self-motivated, adaptable, and capable of working independently while maintaining high standards of safety, quality, and resident service.

Key Responsibilities
  • Maintenance & Repairs
  • Perform routine, preventative, and emergency maintenance across multiple apartment communities
  • Diagnose and repair issues related to:
    • Plumbing systems (leaks, clogs, fixtures, water heaters)
    • Electrical systems (outlets, lighting, breakers, panels)
    • HVAC systems (filters, thermostats, basic troubleshooting)
    • Appliances (refrigerators, ranges, dishwashers, washers/dryers)
    • Carpentry, drywall repair, painting, flooring, doors, locks, and hardware
  • Complete unit turns efficiently, including inspections, repairs, and punch-list completion
Multi-Site Support
  • Travel between assigned properties as scheduled or as needed to support staffing gaps, high work order volume, or special projects
  • Communicate regularly with property managers and regional maintenance leadership regarding priorities and progress
  • Adapt quickly to different property layouts, equipment, and maintenance standards
Preventative Maintenance & Inspections
  • Conduct routine inspections of buildings, systems, and grounds at multiple sites
  • Identify potential issues and recommend corrective actions
  • Ensure compliance with safety regulations, building codes, and company policies
Work Orders & Documentation
  • Complete work orders accurately and timely using property management software or mobile devices
  • Track materials, tools, and parts used across sites
  • Maintain clear documentation for follow-up work and recurring issues
Resident & Team Interaction
  • Provide professional, courteous service to residents at all locations
  • Communicate clearly regarding repair timelines and access requirements
  • Work collaboratively with on-site teams, vendors, and contractors
Emergency & On-Call Duties
  • Participate in an on-call rotation covering multiple properties
  • Respond to after-hours emergencies such as water leaks, HVAC failures, or electrical hazards
Vendor & Project Support
  • Assist with overseeing vendor work and ensuring quality and safety standards are met
  • Support capital projects, seasonal maintenance, and property upgrades as assigned
Qualifications & Skills

Required Qualifications
  • High school diploma or equivalent
  • 3+ years of maintenance experience, preferably in multifamily or residential properties
  • Strong working knowledge of plumbing, electrical, HVAC, and appliance repair
  • Ability to work independently with minimal supervision
  • Excellent organizational and time-management skills
  • Strong customer service and communication skills
  • Valid driver’s license, reliable transportation, and willingness to travel between sites
  • Ability to lift up to 50 lbs, climb ladders/stairs, and work indoors and outdoors in varying conditions
Preferred Qualifications
  • EPA Universal Certification or HVAC certification
  • CPO (Certified Pool Operator) certification
  • Experience with multiple property management systems
  • Bilingual (English/Spanish) a plus
Compensation & Hours
  • Hours- 8:00-5:00 Monday-Friday On-call on weekends
  • Hourly Rate- $30.00
  • STI- 1,000 annually
Work Environment & Schedule
  • Full-time position with regular weekday hours
  • Travel between multiple properties required
  • On-call rotation for evenings, weekends, and holidays
  • Work performed in occupied residential units, mechanical areas, and outdoor environments
