Position SummaryThe Building Engineer – HVAC Specialist is responsible for the operation, maintenance, troubleshooting, and repair of HVAC and building systems throughout the assigned portfolio. This role supports tenant comfort, building performance, and asset preservation by ensuring preventative maintenance programs are executed effectively and building systems operate safely and efficiently. The Building Engineer works closely with Property Management, tenants, vendors, and contractors to maintain a high standard of service and operational excellence.
This position typically works Monday through Friday, with start and end times varying between 7:00 AM and 5:00 PM based on operational needs.
Frequent evening and weekend work may be required to support preventative maintenance activities, generator testing, capital projects, emergency repairs, and tenant service requests. Participation in an on‑call rotation is required to respond to building emergencies and after‑hours maintenance needs.
Key ResponsibilitiesHVAC & Building Systems Operations
- Perform preventative maintenance, troubleshooting, repair, and replacement of commercial HVAC equipment and related building systems.
- Diagnose and repair HVAC components including pumps, motors, valves, dampers, actuators, relays, sensors, controls, and circuit boards.
- Monitor and adjust building systems through the Building Automation System (BAS) to optimize performance and tenant comfort.
- Utilize testing and measuring instruments including pressure gauges, temperature and humidity sensors, flow meters, room pressure monitors, and BTU meters to evaluate system performance.
- Assist with HVAC equipment upgrades, commissioning activities, and energy‑efficiency initiatives.
- Maintain accurate maintenance records, work orders, and equipment documentation.
General Building Maintenance
- Perform routine maintenance and repairs involving plumbing, electrical, drywall, painting, flooring, appliances, doors, locks, signage, and other building components.
- Replace HVAC filters and perform minor mechanical repairs as needed.
- Complete general labor tasks including furniture assembly, material handling, pressure washing, and minor concrete repairs.
- Respond to tenant service requests and complete work assignments in a timely and professional manner.
- Coordinate with vendors and contractors as necessary to complete specialized repairs.
Safety & Compliance
- Maintain a safe work environment and follow all company safety policies and procedures.
- Participate in emergency response activities, generator testing, and building preparedness efforts.
- Ensure maintenance activities comply with applicable codes, regulations, and operational standards.
- Properly use personal protective equipment (PPE) and required safety devices.
Customer Service
- Provide professional and responsive service to tenants and building occupants.
- Communicate effectively regarding maintenance activities, service requests, and operational concerns.
- Represent the company in a professional manner at all times.
- Minimum of five (5) years of experience in commercial building maintenance, facilities operations, or building engineering.
- Demonstrated experience servicing commercial HVAC, plumbing, electrical, and mechanical systems.
- Commercial office, industrial, or mixed‑use property experience preferred.
- Strong knowledge of commercial HVAC systems, controls, and preventative maintenance practices.
- Experience operating and troubleshooting Building Automation Systems (BAS).
- Ability to read and interpret technical manuals, blueprints, schematics, and equipment specifications.
- Proficiency using maintenance testing and diagnostic equipment.
- Strong mechanical and electrical troubleshooting skills.
- Ability to prioritize work assignments and respond effectively to changing operational needs.
- Excellent verbal and written communication skills.
- Ability to work independently with minimal supervision.
- Strong customer service orientation and problem‑solving abilities.
- Ability to lift and carry up to 50 pounds regularly.
- Ability to climb ladders up to 30 feet and work at elevated heights.
- Ability to stand, walk, bend, kneel, crawl, reach, and perform physical tasks throughout the workday.
- Ability to work indoors and outdoors in varying weather conditions.
- Valid doctor's license with an acceptable driving record and ability to meet company insurance requirements.
- Building Operator Certification (BOC), SMA/SMT, or equivalent building engineering credentials.
