The Mortgage Loan Processor is part of the Personal Banking/Business Banking Department and reports directly to the AVP Personal Banking. The primary responsibilities include processing residential mortgages and providing administrative support to mortgage loan officers. This position is directly responsible for maintaining bank compliance standards for mortgage loans.

Essential Functions- Compiles brokered, correspondent, and in‑house loan files for mortgage loan officers.
- Requests fees from title companies to send out the initial upfront disclosures, i.e., Loan Estimate.
- Identifies potential problems and discusses them with the MLO.
- Orders title report, closing protection letters, tax certifications, and plat maps.
- Orders appraisal at the appropriate time and reviews appraisals if necessary.
- Requests title work and homeowner’s insurance as needed.
- Creates documents.
- Draws loan documents for correspondent loans.
- Reviews and creates settlement sheets, including Final Closing Disclosure, and other documents for accuracy and compliance and sends them to the MLO for approval.
- Helps monitor the schedule of closings with title companies.
- Prepares loan for purchase by corresponding bank.
- Provides accurate and correct information while processing the file.
- Completes pre‑title searches for home equity loans.
- Ensures all loans are in compliance with all investor agency/federal compliance guidelines.
- Assists the MLO in completing all originating documents and disclosures as required by law.
- Maintains all ND escrow accounts; responsible for paying homeowner’s insurance and property taxes.
- Consistently demonstrates appropriate interpersonal communication skills with customers, coworkers, and outside vendors.
- Follows all Unison Bank policies and procedures.
- Regular and reliable attendance.
This position has no supervisory responsibilities.
Work EnvironmentThis job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, a 10‑key calculator, photocopiers, and filing cabinets.
Physical DemandsThis is a largely sedentary role. The employee is regularly required to remain in a stationary position, occasionally move about inside the office, and maintain files and file cabinets. The employee is regularly required to handle paper documents, operate a computer and keyboard, and communicate with customers and other staff members, exchanging accurate information. The employee must have close visual acuity for activities such as viewing a computer terminal and documents.

RequiredEducation and Experience
High school degree or equivalent; 3 years of administrative support experience preferred or prior experience with different types of mortgage loans, escrow and ARM requirements, or an acceptable combination of education and experience. Must be NMLS registration eligible.
