HVAC Tech / Heating Engineer, Building Maintenance
Overview
Performs preventive and corrective maintenance, troubleshooting and repairs to ensure proper operation of building facilities and plant equipment. Requires the ability to read and comprehend blueprints as well as proficiency in the use of a computer. Performs other duties as may be assigned, including but not limited to snow removal and special events. Alternating shifts, flexible hours, weekends, holidays, on-call, and working alone are essential requirements for this position.
Requires knowledge of both general maintenance and plant operations in order to perform the essential duties and responsibilities outlined below.
- Provides a timely and effective response to unanticipated facility needs, minimizing risks to patients and team members, to maintain safety and avoid interruption of service.
- Performs and manages assigned tasks including preventive maintenance and on-demand work orders on equipment and buildings within the established time frames while meeting departmental expectations for quality of work.
- Monitors all areas of the building for maintenance issues including the building envelope (exterior siding, windows, doors) and related concerns such as sidewalk and asphalt paving problems, reporting them to appropriate facilities staff.
- Monitors, maintains and troubleshoots problems with the utility system within the building to ensure optimal operation of plumbing, mechanical, electrical, life safety and energy management systems, including boiler plant, chiller plant, ventilation system, fire protection systems, refrigeration equipment and other hospital systems as assigned.
- Completes mandatory detail documentation of tasks performed, including time spent.
- Effectively communicates with customers, peers, and leadership. Knowledge of computer and related organizational programs, CMMS and BAS is required. Installs televisions as required, maintains motors, fans, and other hospital equipment.
- Possesses an understanding of cooling tower and chiller functions, air filter properties and water treatment system operations to optimize system performance.
- Performs intermediate carpentry, electrical, painting, plumbing, and HVAC tasks.

Education and Experience- High school diploma or equivalent.
- 6 years of documented commercial/industrial maintenance experience.
- 2 years equivalent healthcare experience plus an Active M.E.C.H. Certification.
- 2 years equivalent healthcare experience or approved equivalent certifications.
- 2 years equivalent healthcare experience and a minimum of four of the following certifications with manager approval:
