Denton Floyd Real Estate Group is seeking a Land Acquisition Specialist to support the continued growth of our multifamily development platform. This role will focus on identifying, evaluating, and securing land opportunities for new development projects across our target markets. Denton Floyd is a vertically integrated real estate company with in-house development, construction, and property management teams. Since 2012, the company has developed and managed over 10,000 units across Kentucky, Indiana, Tennessee, South Carolina, and Florida, with a continued focus on high-quality multifamily communities.
Aboutthe Role
The Land Acquisition Specialist will play a key role in sourcing new opportunities, evaluating site feasibility, and working alongside internal development, construction, and finance teams to bring projects from site identification through acquisition and early-stage development planning.
Responsibilities- Site Identification & Market Development
- Source and evaluate potential land opportunities for multifamily, senior living, and mixed-use development across Denton Floyd’s target markets.
- Build and maintain strong relationships with landowners, brokers, municipalities, and industry partners to identify off-market and marketed opportunities.
- Monitor regional market activity including new developments, zoning changes, infrastructure improvements, and population growth trends.
- Financial Analysis & Deal Evaluation
- Perform preliminary financial analysis including land residual calculations, site feasibility reviews, and high-level development pro formas.
- Conduct market research including rental comps, absorption rates, construction costs, and competing developments to support acquisition decisions.
- Assist in preparing internal investment summaries and deal packages for executive review.
- Coordinate early-stage due diligence including zoning analysis, land use review, environmental reports, utilities, title, survey, and site constraints.
- Work collaboratively with Denton Floyd’s development, construction (Forge Construction), and design teams to test site plans, density assumptions, and development concepts.
- Support entitlement strategy including rezonings, variances, and municipal approvals.
- Transaction Management
- Assist with negotiation of Letters of Intent (LOIs) and Purchase and Sale Agreements (PSAs) with landowners and brokerage partners.
- Manage deal pipelines and maintain internal tracking of prospective acquisitions and development opportunities.
- Ensure smooth handoff of projects to the development team once land is under contract.
- Minimum 3+ years of experience in land acquisition, real estate development, brokerage, or related real estate role.
- Experience supporting land acquisitions for multifamily or residential development projects preferred.
- Bachelor’s degree in Real Estate, Finance, Urban Planning, Civil Engineering, Business, or related field (or equivalent experience).
- Strong understanding of zoning, entitlements, land use regulations, and municipal approval processes.
- Ability to perform basic financial analysis and development feasibility modeling.
- Excellent negotiation, communication, and relationship-building skills.
- Strong organizational skills with the ability to manage multiple opportunities simultaneously.
- Experience acquiring land for multifamily, garden-style, mid-rise, or mixed-use development.
- Experience working through rezoning or entitlement processes.
- Familiarity with CoStar, Excel financial modeling, GIS mapping tools, and development site planning concepts.
