Retail Loan Support Specialist
The Retail Loan Support Specialist provides operational and administrative support for consumer real estate and small business lending. This time sensitive position is responsible for preparing and reviewing loan documentation, coordinating the loan closing process, ensuring regulatory compliance, and providing exceptional service to internal and external customers while supporting the efficient funding of retail loan transactions.
Essential Duties and Responsibilities:- Communicate with lenders, loan representatives, and third parties to obtain documentation required to process consumer real estate and small business loans.
- Communicate with the lending officer and loan representative and any other necessary party to schedule loan closings.
- Ensure loan files comply with applicable federal and state regulations, internal policies, and bank procedures.
- Review loan information for accuracy, including interest rates, debt-to-income (DTI), loan-to-value (LTV), escrow calculations, and other underwriting requirements.
- Prepare, review, and deliver preliminary disclosures electronically or by other approved methods within required regulatory time frames.
- Complete appraisal requests.
- Complete title search requests.
- Review title searches and prepare the necessary documents to perfect our desired lien position.
- Assist the Lender/loan representative in communicating with the customer and insurance agents to obtain adequate insurance (coverage amount, flood zone verification, named lien holder, etc.) coverage for both hazard and flood policies, if applicable, prior to closing.
- Generate and review all necessary documents (affidavits, Laser Pro and Meridian documents, etc.) prior to loan closing.
- Review escrow account setup within the core processing system to ensure taxes and insurance are established accurately.
- Respond to and resolve Retail Lending Help Desk requests in a timely manner.
- Provide courteous and professional support to branch personnel and lenders by answering questions and resolving loan documentation issues.
- Maintain accurate loan records while meeting established production and quality standards.
- Review loan files for completeness prior to funding.
- Monitor loan pipelines to ensure regulatory deadlines are met.
Duties and Responsibilities:
- Cross-train in all Retail Loan Support functions to provide backup coverage and operational flexibility.
- Support lending officers with system questions and process guidance.
- Perform Second Look Reviews on denied, withdrawn, and mitigated retail loan applications in accordance with bank policy.
- Assist with special projects, process improvements, and departmental initiatives.
- Maintain a working knowledge of all applicable banking regulations, including BSA/AML, Fair Lending, TRID, RESPA, ECOA, HMDA, and other compliance requirements applicable to this position.
- Participate in departmental meetings and required training.
- Perform other duties as assigned by management.
- High school diploma or equivalent required.
- Associate degree in business, finance, or a related field preferred.
- Minimum of two years of banking, lending, loan operations, or financial services experience required.
- Consumer real estate lending experience preferred.
- Knowledge of operating a personal computer.
- Working knowledge of consumer lending documentation and loan processing procedures.
- Experience with Laser Pro, Meridian Link, Fiserv, Docu Sign, or similar banking software.
- Strong understanding of consumer real estate lending regulations and documentation.
- Excellent verbal and written communication skills.
- Strong organizational and time-management skills with the ability to prioritize multiple deadlines.
- High attention to detail and accuracy.
- Ability to analyze loan documentation and identify discrepancies.
- Ability to work independently while contributing to a collaborative team environment.
- Proficiency with Microsoft Office applications, including Outlook, Word, and Excel.
- Ability to manage a high-volume workload while maintaining quality and customer service standards.
Scheduling:
Work schedule will vary depending upon demand but will consist of an 8-hour shift between the hours of 7:30 a.m.
- 6:30 p.m., Monday through Friday. Occasional overtime may be required. Regular attendance is required.
