Construction Manager

The Construction Manager represents the developer and is responsible for overseeing the design and construction of luxury high‑rise residential projects along the Jersey City waterfront. This role serves as the owner’s on‑site and off‑site construction lead, ensuring the general contractor and project team deliver the project in accordance with the developer’s standards for quality, schedule, and cost.

• Act as the developer’s representative throughout all phases of design and construction
• Oversee and manage the general contractor’s performance, schedule, and cost controls
• Review and approve construction schedules, budgets, pay applications, and change orders
• Coordinate with architects, engineers, consultants, and local authorities
• Ensure construction aligns with design intent, luxury standards, and project pro formas
• Monitor quality control, with particular focus on high‑end finishes and amenity spaces
• Manage risk, identify issues early, and drive solutions with the project team
• Oversee site safety compliance in coordination with the general contractor
• Participate in contractor procurement, bid reviews, and contract negotiations
• Lead inspections, punch list reviews, and turnover to property management

• Strong understanding of developer‑driven priorities: cost certainty, schedule, and asset value
• Familiarity with waterfront construction, urban logistics, and regulatory requirements
• Experience working with union labor and large trade packages preferred
