Project Manager | New Jersey Construction
Our client is a privately held, family-owned real estate development and property management company with more than 50 years of success. Their portfolio includes over 6,500 luxury apartment homes, more than 60 industrial projects, and a growing data center portfolio across Northern New Jersey. They are seeking an experienced Project Manager to oversee the construction of a residential multifamily wood‑frame project.
This individual will work onsite to ensure both short‑and long‑term project objectives are achieved.
- Provide overall project leadership and accountability for project outcomes.
- Review all design documents and become proficient in all trade disciplines and project requirements to deliver high-quality work on schedule and within budget.
- Manage all monthly AIA billing and compliance documentation, including:
- Reviewing and approving subcontractor AIA applications for payment.
- Reviewing partial and final lien waivers.
- Tracking second-tier subcontractors and associated lien waivers where applicable.
- Managing stored material documentation, including inventory, photos, and insurance.
- Following up on outstanding documentation in accordance with billing schedules.
- Lead bidding and procurement activities, including bid list development, estimating, bid leveling, scope reviews, subcontractor negotiations, contract review, and trade scope preparation.
- Prepare and manage project budgets from procurement through final closeout, including ongoing cost forecasting.
- Manage all change orders, including entitlement reviews, cost analysis, and maintaining accurate Procore documentation.
- Review design documents and identify value engineering opportunities to reduce costs and mitigate overruns.
- Oversee construction superintendents, subcontractors, and vendors.
- Manage permitting activities and maintain permit logs and documentation.
- Develop and maintain project schedules, including two-week look-ahead schedules.
- Manage RFIs, submittals, shop drawings, and field changes while coordinating timely responses with design consultants.
- Review certificates of insurance (COIs) and ensure appropriate coverage is maintained throughout the project.
- Communicate project status, risks, and opportunities to company leadership.
- Lead project kickoff meetings and weekly subcontractor meetings, documenting and distributing meeting minutes.
- Procure and track long‑lead materials to minimize project delays.
- Oversee all field personnel in collaboration with the Site Superintendent.
- Prepare project closeout documentation for turnover to ownership/property management.
- Approve timesheets for third-party inspectors and hourly subcontractors.
- Conduct regular site walks to ensure compliance with safety and quality standards.
- Bachelor's degree in Construction Management, Engineering, or a related field.
- 7-10 years of experience as a Project Manager.
- Strong civil engineering background.
- Experience managing multifamily wood‑frame construction projects.
- Experience leveling bids and coordinating submittals with architects and engineers.
- Experience preparing scopes of work for individual trades.
- Experience with concrete footings and foundation construction.
- Proficiency with Microsoft Project and Procore.
- Strong communication, leadership, and team collaboration skills.
