About the RoleWe're looking for an experienced, highly organized Cap Ex Project Manager to lead capital improvement projects across our multifamily portfolio.
From lobby renovations and clubhouse transformations to large-scale building improvements and property upgrades, you'll oversee projects from concept through completion—ensuring they're delivered on time, within budget, and aligned with KRE's quality and design standards.
This role serves as the critical connection between Design, Construction, Operations, Brand, Property Management, contractors, and consultants, helping bring projects to life while minimizing disruption to our residents and onsite teams.

What You'll Do Lead Capital Improvement Projects- Manage the full lifecycle of Cap Ex projects from planning through project closeout
- Develop project scopes, budgets, schedules, and timelines
- Oversee multiple renovation and improvement projects across the portfolio
- Monitor project progress and proactively identify risks, delays, and solutions
- Ensure projects are completed safely, on schedule, and within budget
- Lead pre-construction planning, bid coordination, contractor selection, and vendor onboarding
- Review contracts, change orders, RFIs, submittals, invoices, and project documentation
- Conduct routine site visits to monitor construction progress, quality, and safety
- Build and maintain relationships with contractors, consultants, and vendors
- Ensure design intent and brand standards are maintained throughout every project
- Serve as the primary liaison between Design, Construction, Operations, Brand, and Property Management
- Coordinate project schedules with onsite teams to minimize resident disruption
- Provide project updates, budget reporting, and milestone tracking to leadership
- Support successful project turnover by ensuring warranties, closeout documents, and project records are complete
- Bachelor's degree in Construction Management, Architecture, Engineering, Real Estate Development, or related field preferred (or equivalent experience)
- 5–8 years of experience in capital project management, construction management, owner's representation, or related field
- Experience managing multifamily, commercial, hospitality, or renovation projects preferred
- Strong understanding of construction documentation, budgeting, scheduling, contract administration, and project coordination
- Experience managing multiple concurrent projects
- Proficiency with Microsoft Office, Microsoft Project, Procore, or similar project management software preferred
- Strong communication, leadership, organizational, and problem-solving skills
- Valid driver's license required
- Reliable transportation required
