Our Client is an affiliate of a real estate private equity firm and is a dedicated property services and development and construction management organization that serves commercial, industrial, and residential properties in select markets throughout the United States. The firm employs a responsive, tailored approach and the most current technologies to ground-up developments, property, and relationship management in order to deliver best-in-class expertise, customized service, value-add outcomes, across their portfolio.
Since inception, the firm has provided property management, project management, ground-up development, and other services to properties representing approximately 62 million square feet.
Our Client is searching for a highly skilled Project Executive (PX) to join the Development and Construction team supporting their groundup development projects in the New York City and New Jersey markets. This position will report directly to the Executive Vice President (EVP) of Development and Construction.
Key Responsibilities- Support the EVP of Development and Construction and JV Partner VP of Construction on assigned project.
- Oversee the General Contractor (GC) and Design Consultants for a ground-up multifamily new development.
- Take ownership of assigned work streams and drive progress with minimal supervision.
- Represent ownership throughout all project phases, serving as liaison among the design team, contractors, and stakeholders to ensure alignment and effective communication.
- Resolve conflicts diplomatically to maintain project momentum while fostering strong vendor and partner relationships.
- Manage project budgets, including hard and soft costs, contingencies, and cash flow forecasting. Continuously monitor, update, and analyze budget, costs, and projections to ensure the project remains on budget.
- Prepare a monthly status report including executive-level reporting and detailed updates on budget, schedule, construction progress, risks, and mitigation strategies.
- Review and approve change orders, requisitions, invoices, and billing documents to ensure accuracy and cost control.
- Work directly with Rockhill development and construction accounting to prepare monthly lender draw packages and meet with the bank inspector.
- Track developer’s contingency usage, GC’s project allowances, and maintain transparency in project financials.
- Prepare and negotiate consultant agreements, establish scopes of work, and evaluate proposals and fees.
- Collaborate with leadership to establish, implement, and refine project controls, policies, and procedures that align with Rockhill development & construction standards.
- Develop and regularly update master project schedules using project management software (e.g., Primavera P6, MS Project) with a scheduling consultant.
- Monitor progress against milestones, assess contractor updates, and proactively identify and mitigate schedule risks.
- Track and manage project action items and issues throughout the project life cycle to ensure timely resolution.
- Review submittals and mark up construction documents to ensure adherence to ownership standards.
- Conduct regular site inspections to verify quality, compliance, and adherence to project specifications.
- Manage the punch list process to confirm workmanship and resolve deficiencies before final acceptance.
- Oversee project closeout procedures, including warranties, final documentation, and lessons learned tracking.
- Utilize project management platforms (e.g., Procore, Bluebeam, Primavera P6, MS Project) to track progress, manage documentation, and collaborate effectively.
- Maintain accurate and up-to-date project records and reports to ensure transparency across stakeholders.
- Leverage data analytics to identify performance trends, forecast potential issues, and support data-driven decision-making.
- Document and update lessons learned across projects to promote continuous improvement.
