Overview
Maintenance Technician role position is part of the Operations Department, reporting to the Property Manager with direction from the Maintenance Supervisor. The role covers maintenance, repair, and cleanliness of apartment buildings assigned to the technician, which may include multiple locations and building types. Pay range is $24-$26 per hour, depending on experience.
Responsibilities- Perform administrative work each morning (about 30 minutes) as assigned by the Property Manager or Support Center, including prescribed online training, reviewing updates, scheduling vendors, ordering parts, and participating in team meetings. Communication with PMs, MSs, RPMs, RMMs, and the Property Support Center is mandatory. Supervisor will provide undisturbed computer time.
- Ensure all service requests and repairs are completed correctly and promptly using the company’s mobile Maintenance app.
- Assist with turnkey operations as required, including scheduling, punching, painting, and cleaning within five business days of move-out.
- Maintain an effective preventative maintenance program.
- Prepare for Owner, Federal, State, and local inspections.
- Inspect grounds, buildings, and common areas to maintain a safe, clean environment.
- Property inspection results are consistently excellent
- Work orders and units are completed on time
- Preventive maintenance is performed professionally and on time
- Customer satisfaction remains high
- High School Diploma or GED; technical training certifications are a plus
- One year of property maintenance responsibilities or similar experience
- Valid driver’s license, insured vehicle, and ability to travel between properties
- Company-provided EPA certification must be obtained within six months of employment (Pennrose provides this certification)
- Occasional flexible hours; travel by plane and automobile may be required
- Work at properties located in or near transitional neighborhoods
- Physical ability to climb stairs, use elevators, bend, squat, reach overhead, and perform typical property maintenance tasks
- Ability to multitask, stay organized, and meet deadlines
- On-call, after-hours emergency service may be required
- Hands-on repair and maintenance work constitutes the majority of duties
