Position OverviewThe Superintendent oversees all on-site aspects of construction projects. This includes supervising construction activities to ensure conformance with contract documents, maintaining and administering the construction schedule, coordinating subcontractors and vendors, managing quality control and safety, and supporting the Project Manager with budget oversight, subcontractor costs, and community relations.
This role requires deep knowledge of building codes, the ability to coordinate with authorities having jurisdiction, and strong leadership skills to direct both subcontractors and internal teams. The Superintendent must be highly organized, detail-oriented, and capable of multi-tasking in a fast-paced environment. They are expected to mentor and develop Assistant Superintendents and junior team members, fostering the next generation of leaders within Southern Building Group.
Key Responsibilities Leadership & Coordination- Provide leadership on site while promoting positive project morale and professional working relationships.
- Direct, monitor, and inspect subcontractor, supplier, and field activities in collaboration with Assistant Superintendents and technical coordinators.
- Facilitate, administer, and record weekly subcontractor and safety meetings.
- Participate in bi-weekly OAC meetings and project conference calls with the Project Manager and Project Executive.
- Communicate with architects, engineers, and consultants through RFIs, meetings, and clarifications.
- Mentor and develop junior staff to prepare them for future leadership roles.
- Ensure subcontractor work complies with drawings, specifications, submittals, and safety requirements.
- Review and approve subcontractors’ first work and periodically inspect ongoing work.
- Oversee execution of QA/QC standards and safety practices, documenting and acting on deficiencies.
- Cooperate with inspection agencies and implement remedial actions as required.
- Verify subcontractors have submitted insurance certificates, executed subcontracts, safety programs, and schedules of values before mobilizing on site.
- Collaborate with the Project Manager to develop, refine, and update project schedules.
- Monitor the critical path and communicate with subcontractors and vendors to achieve milestones.
- Review subcontractor pay applications, time/material vouchers, invoices, and requisitions for accuracy.
- Manage general condition budgets (equipment, dumpsters, fuel, temporary facilities, etc.).
- Maintain detailed project records through daily, weekly, and monthly reports and jobsite photographs.
- Ensure all permits, licenses, and required postings are obtained and displayed.
- Review and complete redlined as-built plans and closeout documents, ensuring timely punch list and warranty completion.
- Proficiency in Microsoft Office; experience with Microsoft Project, Procore, and Primavera scheduling software preferred.
- Strong understanding of scheduling, including predecessors, successors, crew flow, and sequencing.
- Proven leadership and communication skills, with the ability to give concise direction and manage conflict effectively.
- Willingness to work extended hours, travel as needed, and maintain composure under pressure.
