Job Summary

We are seeking a motivated MEP/HVAC Project Manager to oversee commercial mechanical construction projects from preconstruction through project completion. This role is responsible for estimating, budgeting, contract administration, cost control, scheduling, subcontractor management, client coordination, and supporting field operations. The ideal candidate has experience managing multiple mechanical construction projects while ensuring projects are delivered safely, on schedule, within budget, and to the highest quality standards.

This position primarily supports commercial projects within the local metropolitan area, with occasional regional travel as required.

Key Responsibilities
  • Prepare conceptual estimates, detailed budgets, and project cost analyses.
  • Manage multiple mechanical construction projects simultaneously from award through closeout.
  • Negotiate contracts with clients, vendors, and subcontractors.
  • Issue and administer subcontract agreements and ensure compliance with insurance requirements.
  • Monitor project budgets, schedules, cost reports, projections, invoices, and change orders.
  • Prepare and manage Schedule of Values and progress billing documentation (AIA G702/G703).
  • Coordinate and oversee self-performed field labor and subcontractor activities.
  • Develop and maintain project schedules to meet client expectations.
  • Review project drawings, specifications, RFPs, RFQs, and technical documentation.
  • Coordinate with clients, consultants, field personnel, and project stakeholders throughout all project phases.
  • Identify project risks and implement effective mitigation strategies.
  • Ensure compliance with safety regulations, quality standards, and contractual requirements.
  • Maintain accurate project documentation and provide regular project status updates.
Required Qualifications
  • 2-5 years of Project Management experience in commercial mechanical construction.
  • Experience managing multiple construction projects simultaneously.
  • Strong knowledge of HVAC and mechanical systems, including equipment such as:
  • Air Handling Units (AHUs)
  • Variable Air Volume (VAV) Systems
  • Chillers
  • Boilers
  • Mechanical Piping
  • Ductwork
  • Experience with estimating, budgeting, and conceptual cost development.
  • Experience negotiating contracts and administering subcontracts.
  • Understanding of project cost control, forecasting, scheduling, and financial management.
  • Ability to read and interpret construction drawings, specifications, and technical documents.
  • Knowledge of construction delivery methods, including:
  • Design-Bid-Build (Plan & Spec)
  • Design-Build
  • Guaranteed Maximum Price (GMP)
  • Time & Material
  • Proficiency with Microsoft Excel and project documentation.
  • Strong written and verbal communication skills.
  • Excellent organizational, problem-solving, and time management abilities.
  • Ability to work independently with minimal supervision.
Preferred Qualifications
  • Bachelor's degree in Mechanical Engineering, Construction Management, or a related field.
  • Experience with commercial projects in higher education, healthcare, laboratories, or institutional facilities.
  • Experience working with union labor and labor agreements.
  • Knowledge of self-performed labor productivity tracking and forecasting.
  • Professional Engineer (PE) license is a plus.
Work Environment
  • Full-time position.
  • Typical schedule is Monday through Friday, approximately 7:00 AM to 4:00 PM, with flexibility based on project requirements.
  • Primarily local travel to project sites; occasional regional travel may be required.
  • Hybrid work flexibility with periodic visits to project sites and office as needed.
