Maintenance Technician - Marycrest Village
Join VOA Illinois as a Maintenance Technician at our Marycrest Village facility in Joliet, IL (2115 Marmion Ave, Joliet, IL 60436). This is a full‑time, in‑office position with a 40‑hour week on average and may include occasional weekend or evening hours. The role is non‑exempt and reports directly to the Property Manager.
Base Pay Range$20.00/hr - $22.00/hr (actual pay based on skills and experience)

- Maintain the property clean, including laundry rooms, carpeting, and stairwells.
- Be able to make a unit ready within 7 days.
- Respond to and complete emergency work orders within 24 hours.
- Respond to and complete non‑emergency work orders within 72 hours.
- Work with the property team to adhere to budgeted cost parameters.
- Requisition supplies, parts, and equipment from storage areas and advise the Property Manager when purchases are required.
- Collaborate with the Property Manager to complete turn‑key operations; ensure apartment units are ready for showing and resident move‑in according to property rent‑ready standards.
- Inspect property regularly under the direction of the Property Manager, ensuring required maintenance and repairs are completed.
- Ensure adherence to company safety standards, policies, and procedures; wear and use required safety equipment.
- Familiarize with property maps identifying utility cut‑offs, hydrants, gas mains, and other safety information.
- Attend regular on‑site safety meetings and comply with all federal, state, and local safety regulations (OSHA, EPA, Workers Compensation, Hazard Communications).
- Properly label, store, and handle all hazardous materials.
- Strictly adhere to property key‑control policies; change locks, cut and dispense keys as needed.
- Inspects property for safety and security issues (e.g., non‑functioning lights, ground or trip hazards, broken fences, exposed wiring).
- Adhere to customer service standards; ensure resident maintenance issues are resolved timely with proper follow‑through.
- Perform other duties as assigned by the Property Manager.
- High School Diploma (or equivalent) required; fluency in reading, writing, and communicating in English.
- Basic mathematical skills.
- Excellent organization and customer service skills with the ability to handle multiple projects and prioritize workloads.
- At least two years of experience in property maintenance.
- Proven ability to diagnose and complete required maintenance/repair work.
- Availability to provide on‑site transportation.
- Good diagnostic skills and ability to perform maintenance on: appliances, HVAC systems, electrical systems, plumbing (including water lines), carpentry, painting/wallpapering, roofing, and pest control (as required).
Hourly Range: $20.50 - $24.60
