This position is primarily responsible for underwriting and approving residential mortgage loan applications and reviewing declinations. The incumbent pays attention to proper ordering of documentation to reduce risk and plays a major role in acquiring loan assets using appropriate risk management discipline.
Primary Responsibilities- Reviews individual loan applications per product‑specific guidelines to evaluate risk and determines acceptance, considering credit, repayment capacity, collateral, credit histories, banking relationships, and regulatory impact.
- Verifies all application information for accuracy and completeness, validating loan data against documentation.
- Ensures compliance with company policies and procedures for underwriting mortgage loans.
- Performs income analysis to calculate wages or self‑employed income according to guideline or regulatory criteria.
- Reviews appraisal reports for accuracy, compliance, and completeness; requests revisions as necessary.
- Identifies complex issues on appraisal reports and takes steps to resolve them such as inspections, contractor engagement, or escrow of repair funds.
- Submits loans for Mortgage Insurance when necessary.
- Complies with regulations regarding approvals and declinations and notifies MLO and processing partners within stated time frames for regulatory B compliance.
- Ensures accuracy of HMDA data and FCRA and ECOA decision reasons on adverse actions.
- Underwrites loan applications per GSE, secondary market, or portfolio guidelines and corporate policy; determines qualification status.
- Advises the loan originator on loan structuring to qualify programs or provides counter offers when possible.
- Approves loans up to a set authority level and escalates for higher‑level authority as needed, following lending authority limits.
- Attends yearly training seminars and Web‑X training on fraud detection, appraisal reports, and secondary market underwriting guidelines.
- Performs other related duties and projects as assigned.
- Serves as a risk manager by understanding, reporting, responding to, managing and monitoring risk encountered daily as required by the company’s risk management program.
- Education:
High school or GED. - Experience:
3 years of job‑related experience.
- Excellent project management skills.
- Excellent written and verbal communication skills.
- Excellent organizational, analytical, and interpersonal skills.
- Ability to use general office equipment.
- Ability to use a PC and job‑related software (MS Word – basic, MS Excel – intermediate, MS PowerPoint – basic).
- Ability to use industry‑related software such as Desktop Underwriter, Loan Prospector, Clout, Zippy, eMagic, RMIC, Mortgage Bot, easy Lender, etc. (preferred).
