A Brief OverviewThe Maintenance Technician provides general and specialized maintenance to rental housing. The role may also involve preparing rental units for new occupants, performing routine repairs in areas such as air conditioning, water heaters, plumbing, painting, carpentry, and other building maintenance tasks. Technicians work outdoors in all weather conditions and inside tight spaces such as attics or crawl spaces as required.
What You Will Do- Drive company vehicles, rental vehicles, or personal vehicles for work duties.
- Respond to service requests for furnaces, HVAC systems, appliances, water heaters, solar collection, general plumbing, carpentry, painting, and other maintenance needs.
- Perform skilled work in HVAC, plumbing, electrical, appliance repair, or locksmith trades, requiring advanced troubleshooting skills.
- Maintain and inspect tools, gauges, Freon recovery systems, snakes, drills, etc., ensuring safe and proficient operation.
- Use appropriate equipment, chemicals, and personal protective equipment (PPE) following proper procedures.
- Follow a preventive maintenance program for heating and ventilation systems, including filter replacements.
- Assist in making ready vacated units, including painting, sanding, floor tile work, drywall repair, fixture repair, floor stripping, waxing, polishing, window repair, and exterior work as required.
- Handle emergency maintenance such as sewage back‑ups, water main or lateral breaks, fires, weather‑related damage, water leaks, and appliance repairs.
- Correct unsafe conditions promptly.
- Maintain reliable attendance and punctuality.
- Perform other related tasks as required.
- High School Diploma or GED with advanced training and certification, or a degree/journeyman license in building maintenance, or one or more skilled trades, or an acceptable amount of on‑the‑job experience in building maintenance or a related trade (required).
- One year of residential maintenance experience (required).
- Strong knowledge of building maintenance and specialized knowledge in electrical, HVAC, plumbing, appliance repair, or locksmith (required).
- Ability to work outside in all weather conditions and lift weights of up to 50 pounds regularly (required).
- Team player who pays close attention to detail and can prioritize in a fast‑moving environment.
- Excellent communication and interpersonal skills for interacting with a wide range of people.
- Valid driver’s license and insurance (required).
- EPA certification within 180 days (required).
Competitive and equitable pay ranging from $26.58 to $35.09 per hour, exclusive of fringe benefits or potential bonuses. Eligibility for a performance bonus. Final salaries are based on geographic location, skills, education, licenses, certifications, and experience, with emphasis on pay equity.
