Brief Description Maintenance Technicians perform general cleaning and minor maintenance duties in maintaining the co‑op building(s) as assigned by their supervisor. They are responsible for completing all general work orders related to member units, communal areas, and exterior maintenance, as well as performing all preventative maintenance according to schedule.
Maintenance Technicians may be required to travel to nearby sister co‑ops for occasional emergencies. On‑call duties are a requirement for this position. They provide assistance to staff, visitors, and other employees as necessary, ensuring that the grounds of the co‑ops are attractive, orderly, and healthy. The position is responsible for the overall maintenance of the complex and all areas related to day‑to‑day maintenance and operations of the community.
EssentialFunctions
- Sweeping, mopping, and vacuuming floors in communal areas.
- Clearing snow and salt areas in front of main entryways and sidewalks.
- Disposing of trash found in communal areas and putting it out on required pick‑up days.
- Ensuring that fire extinguishers, hydrants, alarms, and emergency exit signage remain in excellent working condition.
- Performing general maintenance tasks to avoid possible failures and malfunctions.
- Completing daily work assignments in a timely and accurate manner.
- Analyzing repair requests and troubleshooting them.
- Handling emergency maintenance requests and repairs as able.
- Stocking adequate maintenance materials and equipment to avoid shortages and excesses.
- Maintaining complete records of daily maintenance activities.
- Maintaining work area to be clean, safe and organized.
- Operating maintenance equipment and supplies safely to avoid accidents.
- Maintaining the maintenance tools and equipment in safe, clean and good working conditions.
- Adhering to company policies, safety regulations, and OSHA requirements.
- Performing other related duties as assigned.
- Physical endurance – ability to stand, lift, climb, bend, push, pull, and kneel.
- Communication skills – healthy interpersonal and communication skills to communicate solutions to members and follow up on work orders.
- Organizational skills – ability to keep track of multiple work orders and repairs while prioritizing emergencies.

Requirements Work EnvironmentMaintenance Technicians work indoors and outdoors depending on the task and as directed by their supervisor.
Physical Demands- Use hands to handle, control, or feel objects, tools, or controls.
- Must be able to push/pull/lift up to 50 pounds at a time.
- Stand for long periods of time.
- Bend or twist the body.
- Repeat the same movements.
- Kneel, stoop, crouch, or crawl.
- Requires standing and/or walking for extended periods of time.
Travel may be required between co‑ops in the nature of an emergency.
RequiredEducation and Experience
- One or more years of experience in maintenance work preferred.
- High school diploma or its equivalent.
- Solid understanding of a variety of minor repair techniques and tool operation.
- Ability to work in a physically demanding job that includes lifting and standing.
- Valid driver’s license/insurance.
- Reliable transportation to and from the worksite.
