Rate of Pay: $27.50 to 36.08 hourly
FLSA: Non‑Exempt/Full‑Time
Reports To: Housing Manager
Partial paid benefits including health insurance,
defined benefit pension, paid vacation, paid sick leave and 14 paid holidays.
PURPOSE:
The purpose of this position is to provide maintenance leadership and direction for programs funded by Federal, State, county, and local resources. The Maintenance Supervisor will be responsible for planning, organizing, directing, and control functions of the Housing Maintenance at Minock Meadows.
Supervision is reflective of the ability to lead and motivate maintenance staff in both maintaining and modifying Minock Meadows.
SUPERVISORY RESPONSIBILITIES
Supervision exercised is over maintenance staff. Monitors the procurement policies and activities of all employees.
ESSENTIAL JOB FUNCTIONS
- Interpret, implement, and administer the policies of the Redford Township Board of Trustees and the Community Development Department.
- Assist with the preparation and presentation of policy documents to be reviewed and acted upon by the Redford Township Board of Trustees and the Community Development Department.
- Determine the appropriate course(s) of action related to adopted policies and procedures.
- Maintain awareness of federal and state regulation changes. Update, revise, implement, and amend program guidelines.
- Prepare specifications; conduct pre and post inspections; coordinate contractor rehabilitation activities; prepare contracts; preliminary invoice approval; budget line‑item oversight.
- Oversee the building and grounds maintenance and cleaning; systems inspections (contractor): building renovations; emergency maintenance at Minock Meadows.
- Approve change orders, coordinate with township inspectors for final inspection, generate itemized punch lists, verify permits, obtain, and approve final billing, obtain final paperwork from contractor (sworn statements, waiver of liens and all warranties).
- Provide regular status reports to the Housing Manager and Community Development Director.
- Maintain contractor database. Actively solicit and recruit certified minority and woman business enterprise contractors.
- Assist the Housing Manager and Community Development Director with preparation of reports and budgets for internal and external use.
- Provide inspections when required.
- Monitor and evaluate routine/emergency property maintenance reports for accuracy and completion.
- Assist with the final review and approval of all physical work and modernization improvement programs.
- Schedule and manage the on‑call maintenance schedule.
- Create and monitor a preventative property maintenance schedule for all housing properties.
- Order and maintain inventory of maintenance supplies.
- Set up, monitor, and maintain maintenance and rehabilitation budgets.
- Receive bids for Township Board approval and execute contracts for work by others and monitor work in progress for compliance with contractual provisions.
- Authorize expenditures and purchase orders in compliance with Township Board policies.
- Serve as a member where appropriate on essential internal and external committees.
- Ability to maintain and enforce confidentiality in all assignments.

REQUIRED KNOWLEDGE, SKILLS, AND ABILITIES
- Must have widespread knowledge of residential construction (structural, plumbing, heating, and electrical) techniques and maintenance, building materials, energy conservation, and weatherization.
- General knowledge of state barrier free and Americans with Disabilities regulations.
- Extensive knowledge of state building and residential property maintenance codes.
