Salary: Competitive, based on experience in the range of $125,000 – $175,000/per annum

The development includes a mix of single-family homes, townhouses, condominiums, and commercial properties, designed to provide a high-quality lifestyle for residents since 2005 having completed over 10 phases to date.

Job Overview:

We are seeking an experienced and highly motivated Senior Construction Manager to oversee all Development and Construction-related activities at Orchards Walk. The successful candidate will be responsible for managing the construction process from planning through to completion, ensuring projects are delivered on time, within budget, and to the highest quality standards with a strong focus on low-rise residential development. This role requires a proactive leader with a strong background in managing large-scale residential low-rise and commercial projects, completing up to 100 new low-rise units per year.

Key Responsibilities:

Project / Practice Management:

  • Project Planning and Execution:
    Create and execute project work plans, including tender documents, contract negotiation, and contract documents. Revise plans as needed to meet changing requirements.
  • Resource Management:
    Identify resources needed and assign individual responsibilities.
  • Operational Management:
    Manage day-to-day operational aspects of the project and scope.
  • Quality Assurance:
    Review deliverables prepared by the team before passing them to the employer and/or stakeholders. Prepare for engagement reviews and quality assurance procedures.
  • Risk Management:

    Minimize exposure and risk on projects. Implement effective methodologies and enforce project standards.
  • Documentation:
    Ensure project documents are complete, current, and stored appropriately.
  • Compliance:
    Ensure all work and documents comply with Occupational Health and Safety (OHS) Regulations and Work Safe BC requirements.
  • Financial Management:

  • Revenue Models:
    Understand basic revenue models, P/L, and cost-to-completion projections, and make decisions accordingly.
  • Pricing and Billing:
    Understand pricing models and billing procedures. Accurately forecast revenue, profitability, margins, bill rates, and utilization. Ensure legal documents are completed and signed.
  • Meeting Facilitation:
    Facilitate team and stakeholder meetings effectively. Hold regular status meetings with the project team.
  • Information Dissemination:
    Keep the project team informed of organizational changes and corporate news. Effectively communicate relevant project information to superiors.
  • Presentation

    Skills:

    Deliver engaging, informative, and well-organized presentations. Resolve and/or escalate issues in a timely fashion and communicate difficult/sensitive information tactfully.
  • Technical Understanding:
  • Experience building low-rise developments including Detached, Semi-Detached, Town Houses and Stacked Towns from development to handover in a production setting is key.
  • Experience in commercial tenant fit-out work is also considered an asset.
  • Construction software experience is a must. Ie Procore, Yardi, Premier, Stage, MS Project, Excel
  • Qualifications:

    Education:

    Bachelor’s degree in Construction Management, Civil Engineering, or a related field.

    Experience:

    Minimum of 10 years of experience in construction management, with at least 5 years in a senior management role overseeing large-scale residential low-rise and commercial development projects.

    Skills:

  • Strong leadership and team management skills.
  • Excellent project management and organizational abilities.
  • Proficient in construction management software and tools.
  • Solid understanding of construction methods, materials, and regulations.
  • Professional certification such as PMP (Project Management Professional) or CCM (Certified Construction Manager) is considered an asset.
