Company Overview:Tiello is partnered with a very established Waterproofing company in their search for a Waterproofing Project Manager / Estimator to support projects throughout the KC market.

Summary:
The ideal candidate will have 2+ years of experience in commercial construction
, ideally within Division 7 scopes such as waterproofing, insulation, or building envelope systems
. This role blends estimating, client relationship management, and project coordination
, requiring a professional who can analyze plans, prepare bids, coordinate with contractors and production teams, and ensure projects are executed successfully.
This is a hybrid estimating and project management role
, supporting projects from preconstruction through project execution
, and working closely with both the sales and production teams.
Commercial construction projects including waterproofing, insulation, and building envelope systems.
Job Responsibilities:- Attend sales meetings to review bid opportunities and receive new estimating assignments
- Promote the company through trade associations, networking events, and client meetings to strengthen industry relationships
- Prepare detailed bids and standardized quote letters for general contractors and prime bidders
- Analyze drawings, specifications, and addenda to determine complete project scope and requirements
- Perform material take-offs, pricing analysis, and estimating worksheets to support accurate proposals
- Follow up on submitted bids, evaluate competitiveness, and review scope comparisons against competing bids
- Review and price RFIs, RFPs, and updated construction documents issued by clients or contractors
- Maintain accurate bid follow-up activity and documentation within the Alpha Sales database
- Collaborate with Sales Managers to negotiate project pricing and scope with successful contractors
- Complete job file setup and documentation upon project award in accordance with company procedures
- Prepare and submit project submittals for contractor and client approval
- Coordinate with production teams to assess manpower, scheduling, materials, logistics, and project execution
- Conduct job site visits, attend meetings, and monitor project progress, quality, and schedule adherence
- Work with contractors, vendors, and manufacturer representatives to resolve construction issues and improve methods
- Prepare progress reports, support billing projections, and assist with project documentation
- Review job costing, production rates, and quantities to improve project profitability and internal processes
- Support client communication and follow up on outstanding invoices when necessary
- Identify potential business development opportunities and contribute to sales forecasting
- Minimum 2 years of experience in commercial construction as a Project Manager, Estimator, or Superintendent
- Experience with waterproofing, insulation, or other Division 7 scopes preferred
- Ability to read and interpret construction drawings, specifications, and addenda
- Strong understanding of construction materials, methods, and job site conditions
- Excellent communication skills and ability to work with contractors, vendors, and internal teams
- Ability to manage multiple projects and priorities simultaneously
- Bachelor’s degree in Construction Management, Engineering, or a related field preferred
- Candidates must currently reside in the KC area or be willing to relocate
- Eligibility to work in the United States
