We are currently looking for a Loan Closer II to join our Residential Mortgage team.
Job SummaryThis role is responsible for managing the residential mortgage closing process from final approval through document preparation, Closing Disclosure delivery, settlement balancing, funding coordination, and post-closing handoff. Ensures closing documentation, disclosures, settlement figures, and funding requests are accurate, timely, compliant with regulatory requirements, and aligned with NASB, agency, investor, and portfolio lending guidelines. Provides exceptional service and communication to borrowers, loan officers, settlement agents, internal operations teams, and external business partners.
Whatyou can expect to work on
- Manages an assigned pipeline of loans expected to close, including monitoring loan status, closing dates, lock expirations, outstanding conditions, settlement-agent readiness, and funding requirements.
- Reviews loan approvals, title commitments, insurance, payoffs, fees, taxes, legal documentation, and closing information for accuracy, completeness, and compliance.
- Works proactively to clear closing-related conditions and obtain any documentation necessary to meet closing deadlines, investor requirements, and borrower expectations.
- Prepares, audits, and delivers Closing Disclosures in accordance with TRID, RESPA, TILA, CFPB regulations, NASB policies, and applicable lending guidelines.
- Prepares and delivers NASB closing instructions and lender closing packages to settlement agents in accordance with established timelines and procedures.
- Collaborates with settlement agents to balance disclosures, validate cash-to-close figures, resolve fee discrepancies, and ensure closing documents are prepared accurately.
- Verifies settlement information, funding figures, wire instructions, and required approvals before submitting funding requests in accordance with NASB procedures and fraud-prevention controls.
- Coordinates with Loan Officers, Processors, Underwriters, Funders, Loan Accounting, Suspense, Post-Closing, and settlement agents to resolve issues and facilitate timely loan closings.
- Identifies, researches, and escalates compliance concerns, closing risks, funding delays, document deficiencies, or investor guideline issues that may impact closing or loan salability.
- Maintains complete and accurate closing files to support quality control reviews, investor delivery, and audit requirements.
- Maintains accurate notes and workflow updates within the loan origination system and associated operational systems.
- Supports closing activities across multiple residential lending products, including conventional, government, first and second mortgage, portfolio, and other NASB-approved loan programs.
- Serves as a resource for less experienced team members by sharing knowledge, assisting with complex files, and supporting cross-training initiatives.
- Assists management in identifying process improvements, recurring closing issues, operational inefficiencies, and training opportunities.
- High school diploma or equivalent required; bachelor’s degree or equivalent college coursework preferred.
- Minimum 5+ years’ experience in mortgage loan closing, title, banking, or related financial services, with demonstrated knowledge of mortgage documentation, investor requirements, Closing Disclosures, settlement coordination, and loan funding processes.
- Experience closing portfolio and non-agency mortgage products preferred.
- Strong understanding of residential mortgage closing functions, the mortgage loan life cycle, and related fulfillment, funding, post-closing, and investor-delivery processes.
- Ability to independently manage a high-volume pipeline while maintaining accuracy, quality, compliance, and service standards.
