We are seeking a Senior Financial Analyst to support the financial planning, development, and financing of a growing portfolio of data center developments. This role will be responsible for developing and maintaining financial models used to support construction financing and internal decision-making, overseeing project development budgets, forecasting project cash flows, and providing FP&A support across multiple active developments. The ideal candidate has projects and will work closely with Development, Construction, Accounting, and executive leadership.
Responsibilities- Develop and maintain project-level financial models supporting construction financing and internal decision-making.
- Prepare and update sources and uses, project cash flow forecasts, draw schedules, financing analyses, and project return models.
- Perform sensitivity analyses related to construction costs, financing assumptions, lease commencement dates, and operating assumptions.
- Update financial models as project scope, budgets, schedules, and financing assumptions evolve.
- Own the financial oversight of development budgets from acquisition through project completion.
- Monitor actual costs against approved budgets and identify cost variances.
- Forecast remaining project costs and total cost at completion.
- Assist with contractor draw packages, lender funding requests, and capital deployment
- Prepare project-level and consolidated cash flow forecasts.
- Develop annual budgets and rolling forecasts for development activities.
- Monitor capital expenditures, project liquidity, and financing requirements.
- Prepare monthly financial reporting packages for executive leadership.
- Support construction loan closings by preparing financial analyses and lender-required
- Coordinate financial information required for lender reporting and draw requests.
- Monitor loan proceeds, funding availability, and project cash requirements.
- Evaluate development decisions, scope changes, and capital allocation opportunities.
- Analyze project performance against underwriting assumptions.
- Provide ad hoc financial analyses to support executive decision-making.

Required Qualifications- Bachelors degree in Finance, Accounting, Real Estate, Economics, or related field.
- 5+ years of experience in commercial real estate development, construction finance, development FP&A, or project finance.
- Strong understanding of project economics, including development costs, operating cash flows, financing structures, debt service, returns, and valuation
- Understanding of debt financing, construction financing, project finance, refinancing, and other capital structures
- Experience developing and analyzing sources and uses, construction draw schedules, debt schedules, and long term cash flow forecasts
- Ability to perform scenario, sensitivity, and downside analysis around key development assumptions
- Experience managing the financial aspects of ground-up commercial real estate developments.
- Advanced Excel financial modeling skills.
- Strong understanding of construction budgets, project cash flows, capital expenditures, and construction lending.
