Job Responsibilities
  • Execute the property’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals.
  • Serve as the key point of contact for prospective residents, guiding them through the leasing process with professionalism and a deep understanding of the community’s lifestyle offering.
  • Support resident satisfaction throughout the lease term and proactively manage lease renewals in alignment with Active Adult best practices.
  • Perform all sales and leasing activities: greet and qualify prospects, conduct property tours, process applications, credit screening, and background checks, and prepare lease and move‑in packages.
  • Record all pertinent information from prospective residents and maintain accurate data in the on‑site property management software.
  • Stay informed about market and competitor conditions and collaborate with teams to develop short‑ and long‑term marketing plans that sustain occupancy.
  • Design and execute marketing activities and events, including resident referral, employer outreach, and internet marketing tools, to drive traffic to the property.
  • Ensure show units meet company standards for quality and maintain communication with maintenance staff for upkeep needs.
  • Follow up with prospects and new residents within 24 hours to ensure satisfaction, using email, thank‑you notes, cards, or phone calls.
  • Assist with the property’s lease renewal program, preparing renewal letters and packages and ensuring timely execution.
  • Respond quickly and courteously to resident and client/owner concerns, taking prompt action to solve problems.
  • Demonstrate customer service skills by treating residents, prospects, guests, and others with respect and responding sensitively to complaints.
  • Attend community and networking events, align with local associations, and participate in outreach marketing to generate viable referral sources and new business leads.
  • Complete various financial, administrative reports and analysis and perform other duties as assigned.
  • Assist the Lifestyle Coordinator with event setup as required.
Compensation & Benefits

Hourly Rate: $20.00–$23.00;
Estimated Annual Earnings: $58,000–$65,000.

Paid Time Off: 5.5 weeks (accrued).

  • Earning estimates include a base hourly range of $20–$23 plus average monthly commissions of $1,000. These incentives are expected to exceed the advertised average but are not guaranteed.
  • Weekend availability is required.
Basic Knowledge & Qualifications
  • High school diploma or equivalent required; associate or bachelor’s degree in business, marketing, hospitality, or related field preferred.
  • 1–3 years of relevant experience in sales, marketing, internet, and customer service environments sufficient to resolve customer complaints and maintain financial records.
  • Demonstrated ability to read, write, and communicate effectively to complete legal documents, explain apartment features, and answer questions.
  • Mathematical skills necessary to process sales conversions.
  • Ability to generate sales leads, conduct sales presentations, qualify prospects, and close deals.
  • Weekends are required, with Saturday 10 am–5 pm and Sunday 12 pm–5 pm.
Specialized Skills
  • Must hold all licenses and/or certifications required by state and local jurisdictions.
  • Must have a valid driver’s license to operate a golf cart on property.
  • Proficient with word processing, spreadsheets, property management applications, and database management programs.
  • Proficient and fluent in using the internet for marketing, advertising, and sales‑related activities.
  • Ability to adapt messaging to specific markets and audiences.
Travel / Physical Demands
  • Work in an office environment with frequent outside exposure to weather, odors, or hazards.
  • Must physically access all interior and exterior parts of the property and amenities.
