Location: Saint John

DEFINITION

Responsible for performing routine building maintenance tasks. Performance of building maintenance tasks in one or more fields (e.g. carpentry; tiles, walls plumbing, etc.); perform general cleaning. Perform other tasks as assigned.

DUTIES (NOT ALL INCLUSIVE)
  • Perform preventative maintenance on buildings including but not limited to: skilled carpentry, electrical, painting, plastering, dry walling, plumbing, heating, door hardware, keying, exit and emergency lighting.
  • Perform advanced level plumbing work including the installation, repair and replacement of plumbing fixtures including sinks, toilets, faucets, water heaters and pipes.
  • Reconfigures, installs, positions, and remounts modular offices and space (e.g. furniture, wall panels, work surfaces, storage bins, lighting, file cabinets, etc.) to accommodate user needs and maximize office space using various hand, power and specialty tools, dollies and hand trucks
  • Clean rooms, hallways, lobbies, lounges, rest rooms, corridors, elevators, stairways, parking lots, and other work areas.
  • Order parts and maintain required documents.
  • Perform adequate level of carpentry work including the repair of porches (stairs, decking, joisting, handrails, trim), walls, windows, siding, doors and other carpentry work.
  • Inspect building facilities to identify building maintenance needs; complete inspection and preventive maintenance reports, recommend, prioritize, and perform corrective maintenance as required.
  • Install, maintain and repair a variety of floor coverings such as carpeting, tile, linoleum and wood; experience with fabrication and installation of laminate countertops; experience performing repair of roof coverings such as composition, rolled, and shingle.
  • Operate, maintain and repair a variety of mechanical tools and equipment such as power saws, power sanders, drills, air compressors, paint sprayers, generators, pressure washers, landscape equipment, and various hand tools required for carpentry, plumbing, and maintenance skills.
  • Reads and interpret sketches, diagrams, and blueprints.
  • Participates actively in the positive development of other facilities maintenance team members and the development of technical knowledge of the team.
  • Carries 24-hour on-call maintenance cell phone on rotation with other team members.
  • Performs other related duties.

Any combination of experience and training that would likely provide the required knowledge and abilities may be considered. A typical way to obtain the knowledge and abilities would be:

  • Experience:

    Three years' experience in facilities maintenance.
FACTOR 1 - KNOWLEDGE REQUIRED BY THE POSITION

Knowledge of methods, practices and equipment used in facilities management and activities including a variety of building trades work.

Knowledge of basic theory of electricity.

Knowledge of tools and equipment used in building maintenance, reconstruction, and repair work.

Knowledge of local policies, procedures, regulations, and codes related to facility maintenance and repair.

Knowledge of occupational hazards and necessary precautions applicable to building and mechanical maintenance work.

Knowledge of preventive maintenance requirements and practices.

Knowledge of safe work practices

Ability to inspect property and buildings for life/safety issues and take immediate corrective action.

Ability to identify building maintenance needs, prioritize work and take corrective actions.

FACTOR 2 - SUPERVISORY CONTROLS

The supervisor gives general assignments outlining the objectives and priorities of tasks. The employee independently carries out the tasks following the available procedures. Reviews are performed in the form of periodical meetings, conferences and/or correspondence. Receive general supervision from Facility Maintenance Supervisor.

FACTOR 3 - GUIDELINES

Guidelines include agency regulations and directives. These guidelines are generally applicable; independent judgments or adaptations may be made in unusual cases.

FACTOR 4 - COMPLEXITY
