** The Opportunity**

This is not your average project management role. As a PM III at Beachside Roofing, you will:

  • Lead large, complex, high-risk, and strategically important commercial roofing and waterproofing projects
  • Serve as a senior leader and mentor to PM-I, PM-II, Project Engineers, and Superintendents
  • Drive financial performance, operational consistency, and project excellence across your portfolio
  • Be a key contributor to how we build and elevate our project teams for the future

** What You'll Do
** Serve and Support
  • Lead project teams with a service-first mindset, providing guidance, resources, and support to ensure project success
  • Support Superintendent development and field alignment
  • Assist in improving project execution standards across the division
Communicate and Coordinate
  • Coordinate seamlessly with Project Engineers, Superintendents, subcontractors, vendors, clients, and stakeholders
  • Share best practices and lessons learned across project teams
  • Maintain clear, consistent communication that keeps projects and people aligned
Own It
  • Take full accountability for project outcomes — budget, schedule, quality, and safety
  • Lead project recovery efforts when course correction is needed
  • Protect project margins and maximize change order opportunities
Plan and Be Proactive
  • Develop advanced Project Production Plans (PPP) that translate strategy into field execution
  • Maintain strong forecasting accuracy and financial control
  • Identify risks early and implement proactive mitigation strategies before they become problems
Elevate People and Experience
  • Mentor and coach PM-I, PM-II, Project Engineers, and emerging Superintendents
  • Promote consistency, accountability, and a culture of continuous improvement
  • Lead through influence and example — making every project an opportunity to raise the bar
** What We're Looking For

* Required Qualifications:
  • 8+ years of experience in commercial roofing, waterproofing, specialty contracting, or commercial construction
  • Demonstrated success managing large, complex, or high-risk construction projects
  • Advanced knowledge of project planning, budgeting, forecasting, scheduling, procurement, and risk management
  • Strong financial management skills — cost control, margin protection, change order management
  • Proven ability to mentor and develop Project Engineers, Superintendents, and developing Project Managers
  • Proficiency with Microsoft 365, Sage, Procore, Bluebeam, and related construction software
  • Strong leadership, communication, problem-solving, and decision-making abilities
  • Valid driver's license and ability to travel statewide throughout Hawaii
Preferred Qualifications:
  • 10+ years of experience in commercial roofing, waterproofing, or specialty construction
  • Bachelor's degree in Construction Management, Engineering, Business, or related field
  • Experience leading multi-phase projects and recovery planning efforts
  • Industry certifications, manufacturer certifications, or OSHA 30
  • Advanced experience in forecasting, financial management, and margin protection
  • Primarily office-based with frequent jobsite visits, client meetings, and operational reviews
  • Regular access to active construction sites — roofing, waterproofing, demolition, and specialty environments
  • Outdoor work in Hawaii's varying weather conditions — heat, humidity, rain, and direct sunlight
  • Travel between office locations, project sites, and client/vendor facilities statewide
