Position OverviewWe are seeking a skilled and reliable maintenance/pool & gym services technician to join our team. The Maintenance Technician is responsible for the daily upkeep, preventive maintenance, and general repairs of the building’s systems and facilities, ensuring a safe, clean, and well‑maintained environment for residents.
Key Responsibilities- Respond to building emergencies and participate in on‑call rotation as needed.
- Conduct preventive maintenance tasks, including filter changes, lubrication, and minor adjustments.
- Maintain common areas (lobbies, hallways, amenities, parking garage, and surrounding grounds) in a clean and operational condition.
- Provide chairs to residents when requested.
- Open and close umbrellas for guests and keep pool furniture in order.
- Maintain beach bathrooms, clean BBQs and the surrounding area.
- Ensure beach furniture is returned to the storage area and umbrellas are properly closed and stored.
- Maintain and patrol all grounds and areas for trash and move dumpsters to the collection area.
- Maintain the underground garage.
- Leaf blow, power wash pool deck and paved areas including parking lot.
- Light landscaping, painting, and other duties assigned.
- Ensure tools, inventory, and maintenance supplies are well‑stocked and properly stored.
- Follow all safety procedures, including use of personal protective equipment (PPE).
- Support tasks such as pressure washing and exterior upkeep.
- Monitor pool deck and surrounding areas to ensure safety, cleanliness, and order at all times.
- Complete all opening and closing tasks for amenities each day.
- Set up and maintain pool furniture, umbrellas, and towels daily.
- Provide assistance with towel service, shade adjustments, and resident requests.
- Regularly check water levels, cleanliness, and report any safety or maintenance concerns to management immediately.
- Remove trash and maintain overall tidiness of pool deck & gym.
- Monitor pool & gym occupancy and report overcrowding or unsafe behavior.
- Assist management and security in enforcing guest policies and responding to incidents or emergencies.
- Support in coordinating resident poolside events or activities as directed.
- Maintain cleanliness and organization of gym areas, including wiping down equipment and re‑racking weights.
- Maintain adequate towel supply at the pool and spa by regularly washing, replenishing, and organizing during each shift.
- High school diploma or GED required; trade school or technical certification preferred.
- 2+ years of maintenance or building operations experience (residential or commercial).
- Ability to troubleshoot and repair building systems and perform minor carpentry/painting tasks.
- Strong customer service and communication skills.
- Ability to lift 50+ lbs and work in various indoor/outdoor conditions.
- Customer Service oriented.
- Prior experience in hospitality, customer service, or pool/beach attendant role preferred.
- Ability to remain alert and observant in a busy environment.
- Basic knowledge of pool safety and sanitation standards; CPR/First Aid certification a plus.
- Bilingual (English/Spanish) preferred.
- Familiarity with Building Link and GEO App.
- Experience in a condominium, multifamily, or hospitality environment.
