As the Service Technician, you’ll have a big mission: assist with the oversight of the physical assets and ensure customer satisfaction. This position diagnoses problems, performs general repairs, assists with apartment make‑readies, preventive maintenance, and construction or rehabilitation projects for the property. You will represent the company in a professional and courteous manner, demonstrating that the way things are done matters just as much as the outcome.
Key Responsibilities- Use industry‑specific technology to ensure all repairs and replacements are completed timely, restoring units to move‑in ready condition within company standards.
- Complete maintenance requests, replacements, and upkeep within company standards, including exterior grounds and common areas of the property, troubleshooting HVAC, and assisting with make‑readies.
- Identify and correct hazardous community conditions and liabilities, reporting hazards to the Community Manager and Service Manager.
- Ensure that established preventive maintenance programs are followed and documented per BH program guidelines.
- Maintain and secure all property‑issued tools.
- Post notices to vacate and other community communications, if applicable.
- Share on‑call responsibilities, including inclement weather conditions, with the maintenance team; respond to resident requests per company standards.
- Understand and comply with Occupational Safety & Health Administration (OSHA) and all other safety requirements, including federal, state, and local codes and internal policies.
- Perform other duties as assigned.
- Six months to one year of general maintenance and safety experience.
- Basic computer skills/knowledge required to perform job functions.
- Regularly perform manual, task‑oriented work under direct supervision.
- High School or GED (General Education Diploma) is a plus.
- Working knowledge of HVAC.
- Required to provide your own industry‑specific hand tools.
- Lift up to 50 pounds.
- Full range of motion with upper and lower body; continual movement including standing, walking, bending, stooping, crawling, and climbing stairs.
- Ability to work with both hands for frequent grasping and manipulation.
- Push or pull items and reach overhead.
- Operation of a motor vehicle on site, if applicable.
- Exposure to all weather conditions.
Monday‑Friday (work schedule may vary). Some overtime may be required, and you must be available for extended hours including on‑call and/or participation in a rotating on‑call schedule as needed to meet business needs.
