Job SummaryIn this critical role, you will maintain buildings, perform general apartment maintenance, oversee grounds upkeep, participate in unit turn‑key process, service requests, and preventive maintenance. You will manage the maintenance shop inventory, adhere to safety standards, and communicate with residents, vendors, and staff.
Duties and Responsibilities- Maintain interior and exterior appearance of buildings and property, perform daily janitorial duties in common areas.
- Complete unit turnovers within 3 days of move‑out.
- Perform painting and preventive maintenance tasks per schedule.
- Assist in apartment and systems inspections.
- Respond to work orders, prioritize, and log details into One Site.
- Handle maintenance emergencies, including after‑hours, weekends, and holidays.
- Diagnose and troubleshoot mechanical, electrical, plumbing, and appliance issues.
- Coordinate with landscape contractor and other vendors.
- Follow safety protocols and compliance regulations.
- Provide customer service to residents and internal stakeholders.
- Keep the maintenance shop organized and clutter‑free.
- Maintain property security and secure all keys.
- Minimum of 2 years experience in maintenance.
- Strong understanding of mechanical, electrical, and plumbing systems; ability to read technical manuals.
- Proficiency with hand and power tools.
- Physical ability to lift up to 50 lbs., stand, walk, climb, bend, kneel.
- Basic leadership skills; able to work independently or in a team.
- Strong problem‑solving and logical thinking.
- Experience with property management software such as Real Page Maintenance Facilities.
- Basic proficiency in English.
Hourly pay range: $18.00 – $18.00 per hour. Non‑exempt; may be eligible for overtime.
