The Residential Estimator is a full-time, on-site role based in Swanzey, NH. This position is responsible for reviewing plans and specifications, performing quantity takeoffs, and preparing accurate cost estimates for residential construction and renovation projects. Day-to-day tasks include analyzing labor, material, and subcontractor costs; soliciting and reviewing vendor and subcontractor quotes; and updating estimates as project details change. The Residential Estimator collaborates with project managers, field supervisors, and clients to clarify scope, address questions, and support bidding and contract negotiations.

The role also involves maintaining pricing databases, tracking project budgets, and contributing to continuous improvement of estimating processes and tools.

• Demonstrated experience in residential construction estimating, including reading blueprints and construction documents.
• Strong analytical and numerical skills, with ability to perform detailed quantity takeoffs and cost breakdowns.
• Proficiency with estimating or construction management software and standard office tools (e.g., Excel, Word).
• Knowledge of local building codes, typical residential construction methods, and material and labor pricing.
• Effective communication and collaboration skills for working with project teams, vendors, and clients.
• Strong organizational skills and attention to detail, with the ability to manage multiple bids and deadlines.
• Previous experience in a residential contracting, construction management, or related role is preferred.
• High school diploma required; post‑secondary education in construction management, engineering, or a related field is a plus.
• Ability to work on-site in Swanzey, NH, including occasional visits to project locations and supplier facilities.
