Project Manager
The Project Manager at Columbia River Plumbing is responsible for leading the successful execution of commercial plumbing projects from contract award through final closeout. This role owns the full project lifecycle, scheduling, budgeting, subcontractor coordination, inspections, client communication, and field team support across a diverse portfolio of commercial, multi-family, public works, tenant improvement, remodel, and residential projects.
The ideal candidate has a strong plumbing background and understands what it actually takes to deliver a plumbing project in the field. This is not a desk job; it requires presence, urgency, and accountability on every project.
WHAT DOES SUCCESS LOOK LIKE- Projects are delivered on time and within budget, with 95%+ schedule adherence and cost variance consistently maintained below 5%.
- Clients, GCs, subcontractors, and internal teams experience seamless communication and coordination, resulting in 95%+ client satisfaction and minimal escalations.
- Project risks, delays, and workflow inefficiencies are identified early and resolved quickly, ensuring continuous progress and eliminating avoidable downtime.
- Job sites consistently meet or exceed quality and safety standards reflected in successful inspections, zero major safety incidents, and high field team performance.
- Change orders are managed, proactively identified early, documented thoroughly, and approved before work proceeds.

OBJECTIVES- Achieve 95%+ on-time project delivery across all active projects by maintaining detailed schedules and proactively addressing delays.
- Keep project costs within a 5% variance of the approved budget through disciplined cost tracking, resource allocation, and proactive change order management.
- Manage all aspects of project execution across commercial, multi-family, public works, TI, and remodel scopes simultaneously.
- Create and maintain detailed project schedules with clear milestones, ensuring all stakeholders are aligned and accountable.
- Ensure 100% of materials, equipment, and supplies are ordered and on-site ahead of need to prevent project delays.
- Maintain 95%+ client satisfaction by ensuring timely communication, quality workmanship, and fast resolution of any issues.
- Conduct regular site visits and inspections to verify work quality, code compliance, and safety standards are consistently met.
- Act as the primary liaison between clients, GCs, subcontractors, suppliers, and the internal field team — keeping all parties aligned.
- Track prevailing wage compliance, certified payroll, and government reporting requirements on all applicable public works projects.
- Identify and manage change orders early — document scope changes, price them accurately, and secure approval before work proceeds.
- Ensure all projects adhere to OSHA safety regulations, plumbing codes, and company safety policies.
- Identify inefficiencies in project workflows and implement improvements to increase speed and reduce cost across the portfolio.
- Ability to develop, manage, and execute detailed project plans including schedules, budgets, scopes of work, and closeout documentation.
- In-depth knowledge of commercial plumbing systems, construction methods, plumbing codes, and inspection processes across multiple project types.
