Position Summary:

The Assistant Superintendent supports the Superintendent team by strengthening quality control, field documentation, punch list execution, and inspection coordination across assigned homes and communities. The role exists both to support succession planning for future Superintendent transitions and to provide added field capacity so quality processes, inspections, documentation, and punch list management are completed consistently and on time.

This position builds future field leadership by developing a strong construction professional who learns Bear Homes’ standards, trade expectations, quality control processes, homeowner communication practices, and field management responsibilities. By taking day‑to‑day quality verification, documentation, inspection coordination, and punch follow‑up off the Superintendent’s plate, the Assistant Superintendent helps ensure every home meets Bear Homes’ standards before walk‑throughs, orientation, and closing—reducing warranty callbacks, improving construction quality, protecting closing dates, and strengthening the company’s future leadership bench.

Key Responsibilities ;
Quality Control
  • Conduct systematic quality control inspections at each major construction stage, including pre‑drywall, pre‑paint, pre‑final, and other company‑designated milestones
  • Identify defects, inconsistencies, incomplete work, and deviations from company standards before they compound into larger issues
  • Document all findings with photos, location, trade responsible, required corrective action, due dates, and completion status in the company's approved field management system, including Builder Trend, Smartsheet, or other designated platforms
  • Verify corrective work is completed and re‑inspect before sign‑off
  • Ensure required quality control checklists are completed, documented, and uploaded at each required construction milestone
  • Follow up with Superintendents and trade partners when required documentation, photos, inspections, or sign‑offs are missing or incomplete
  • Help standardize defect documentation and tracking processes across all homes and communities
  • Identify recurring defects by trade, floor plan, construction stage, or community and report patterns to the Superintendent and General Superintendent for root‑cause resolution
Punch List Management
  • Create, maintain, and manage the master punch list for each assigned home
  • Coordinate with trade partners to complete punch items within timelines required to protect customer closing dates
  • Conduct homeowner pre‑closing walks, or support the Superintendent in doing so, to document and manage buyer punch items
  • Maintain a single source of truth for punch status and completion tracking
  • Verify completion of punch items with supporting documentation and photos
  • Escalate any punch item at risk of impacting the closing date to the Superintendent immediately
  • Track recurring punch list trends and recommend process improvements when appropriate
Inspection Coordination
  • Schedule and coordinate municipal, third‑party, lender, energy, and other required inspections
  • Prepare sites and documentation in advance to maximize first‑time inspection pass rates
  • Track inspection results and maintain inspection records by home and community
  • Coordinate correction and re‑inspection activities when required
  • Monitor inspection failures and identify recurring issues requiring operational improvement Field Documentation and Process Compliance
    • Maintain accurate and current field records for assigned homes
    • Ensure required construction photos, inspection reports, quality control records, punch list updates, and milestone documentation are completed on time
    • Support consistent use of company field management systems and documentation processes
