Position SummaryThe Controller reports to the President of ACRUVA Capital Partners and is responsible for the accuracy, timeliness, and integrity of ACRUVA’s financial records across its portfolio of single-asset entities, joint ventures, and the management company. Working closely with the President, the Senior Vice President of Development, and ACRUVA’s long-term financial partner ADC Communities, the Controller manages monthly close processes, construction draw accounting, partnership and LP capital account tracking, cash management, and the preparation of financial statements for lenders, LIHTC equity investors, and state Housing Finance Agencies.
The Controller also serves as ACRUVA’s primary point of contact for external auditors and tax preparers during annual audits, cost certifications, and partnership tax return preparation, overseeing project-level and corporate accounting across a multi-entity ownership structure of LIHTC, tax-exempt bond, and other affordable housing developments. The role supervises staff accountants and accounts payable coordinators as the team scales.
Multi-Entity Accounting & Financial Reporting- Maintain the general ledger and oversee monthly, quarterly, and annual close processes for ACRUVA’s portfolio of single-asset project LLCs/LPs, joint ventures, and the management company.
- Prepare and review GAAP-basis financial statements (balance sheet, income statement, cash flow) for each entity, ensuring accurate intercompany eliminations and consolidations.
- Maintain partner and member capital accounts, including LIHTC equity investor capital contributions, distributions, and allocations in accordance with operating and partnership agreements.
- Track and reconcile developer fee accrual, payment, and deferral schedules across the portfolio.
- Maintain fixed asset schedules, depreciation, and amortization for placed-in-service properties.
- Prepare and process monthly construction draw requisitions (AIA G702/G703) for submission to construction lenders, ensuring accurate cost coding to budget line items and basis categories.
- Track sources and uses of funds across each project’s capital stack, including construction debt, LIHTC equity installments, soft funds (HOME, SAIL, SHIP, CDBG), and developer equity.
