Superintendent, Construction

We are seeking an experienced Superintendents for projects located in Southern California. The right candidate will ensure their project is completed on time, within budget, according to project documents, and to the client's satisfaction. To achieve this, the Superintendent will direct field employees, supervise subcontractors superintendents, material suppliers, and delivery trucks. They will also coordinate with project inspectors and other stakeholders to achieve the project goals.

A candidate with proven history and knowledge of ground up building construction is preferred.

• Review contract drawings, specifications, and addenda for design deficiencies, impractical details, and possible code violations, prepare RFIs as needed, andbring these to the Project Manager's attention.
• Take detailed Daily Reports of work done, detailing the labor and material employed, issues experienced, and inspections taking place using the program provided by the Company.
• Keep detailed record drawings or "as-builts" using the program provided by the company.
• Maintain frequent (at least weekly) meetings with the project team throughout thejob. Communicate with the project team in person, by phone, or in writing.
• Prepare 3-week lookahead schedules prior to owner progress meetings.
• Negotiate additional work with subcontractors, track time and material (T&M) tickets accurately, and maintain specifications/requisition records of these activities for the job.
• Attend subcontractors' safety program toolbox safety meetings on a routine basis.
• Prepare for and hold weekly safety program toolbox safety meetings for company’s employees.
• Ensure project materials and workmanship meet project quality standards.
• Assist the Project Manager in developing and refining the project schedule, workwith the Project Manager and Assistant Project Manager to update the schedule, and ensure the job meets the required dates routinely.
• Document the construction process and keep all parties informed on important issues.
• Especially keep the daytime office staff appraised of things they would normally not know.
• Have a thorough and complete knowledge and understanding of the prime contract, each subcontract, the contract drawings, specifications, and addenda,and assist the Project Manager in developing the on-site procedures.
• Maintain an adequate workforce of subcontractors to meet the project schedule.
• Coordinate material delivery and track delivery times, ensuring that material arrives at the job site when needed. Verify material delivered and ensure itmatches approved submittals, purchase orders, and plans.
• Verify change order work. Coordinate with the Project Manager on pricing substantial/nonroutine work change orders.
• Coordinate all necessary inspections during the job.
• Develop interpersonal relationships with owner’s representatives, inspectors, andthe architect on the project.
• Establish and maintain a compelling and harmonious working relationship withthe on-site staff and promote positive project morale.
• Meet subcontractor project managers, subcontractor supervisors, architects,inspectors, and other stakeholders in a preconstruction conference to discuss thescope, potential problems, and decisions.
• Conduct a pre-completion walk-through with the project team members toprepare a quality control punch list. Expedite the punch list completion and followup until the final payment request has been submitted.
• Superintendent's input is required for the Project Manager to approve all requests for payment to subcontractors. Verify that requests are correctly allocated to a job, priced accordingly and that the invoices reflect actual progress.
