Director of Construction and Facilities

Position Summary: The Director of Construction and Facilities is responsible for the physical condition and expansion of Andretti Indoor Karting & Games' Family Entertainment Center (FEC) portfolio. This role manages all company construction and capital projects from planning through turnover and owns ongoing facility maintenance across every location. The Director builds and enforces the systems that keep venues safe, clean, and fully operational — including day-to-day work order management and preventative maintenance programs — and manages the construction contractors, facility contractors, and vendors that support them.

Working closely with Procurement and Operations, this position is accountable for delivering projects on time and on budget while protecting the guest-facing condition of every venue. All positions are responsible for following Andretti Indoor Karting and Games high standards of quality, professionalism and guest satisfaction.

Specific Responsibilities/Essential Functions Construction & Capital Projects
  • Manages all company construction projects from planning through turnover, including new unit builds, remodels, attraction additions, and tenant improvements.
  • Develops project budgets, cost estimates, and schedules; tracks progress against them and reports status, risks, and variances to the CEO and ownership.
  • Manages the capital project pipeline, including scoping, prioritization, capital request preparation, and post-completion review of spend against approval.
  • Coordinates architects, engineers, general contractors, and FF&E vendors, and leads OAC meetings to keep all stakeholders aligned on scope, schedule, and cost.
  • Oversees permitting, licensing, and inspections with third-party and government authorities, and ensures completed work meets corporate standards and applicable building codes.
Facility Maintenance & Preventative Maintenance Systems
  • Owns ongoing facility maintenance across all locations, including building systems, HVAC, electrical, plumbing, kitchen equipment, and attraction infrastructure.
  • Develops and implements preventative maintenance programs with defined schedules, task standards, and accountability at the unit level, replacing reactive repair with planned upkeep.
  • Establishes a work order and escalation system so unit teams can report issues, track resolution, and measure response and completion times.
  • Builds asset registers and equipment life‑cycle plans that inform repair-versus-replace decisions and feed the annual capital plan.
  • Monitors facility spend by location and identifies cost reduction opportunities without compromising safety, cleanliness, or guest experience.
Contractor, Vendor & Procurement Management
  • Sources, qualifies, and manages construction and facility contractors and service vendors, holding them accountable to scope, pricing, response times, and quality standards.
  • Partners with Procurement on vendor selection, competitive bidding, contract terms, national account agreements, and consolidation of services across the portfolio.

Verifies contractor insurance, licensing, and compliance documentation, and reviews and approves contractor invoices against contracted work.

Operations Partnership, Safety & Standards
  • Partners with Operations and unit General Managers to ensure venues are well maintained, clean, and presentable, and conducts periodic facility inspections against defined standards.
