Position Summary

The Loan Modification Coordinator is responsible for overseeing the end-to-end loan modification or payoff process. This role ensures loan modification milestones, workflows, and documentation progress accurately, efficiently, and in compliance with investor, regulatory, and internal requirements. The position serves as the operational owner of the modification lifecycle and acts as the primary liaison across Servicing, Legal, Underwriting, Closing, Post-Closing, and Systems teams.

Essential Functions

  • Manage and oversee the daily execution of the loan modification process from initial review through completion.
  • Ensure loan files progress through Encompass milestones in accordance with established workflow rules and timelines.
  • Review and resolve stalled, delayed, or exception driven modification files.
  • Provide guidance and escalation support to loan modification processors, underwriters, and support staff.
  • Serve as the primary operational point of contact for loan modification activities across Servicing, Legal, Underwriting, Construction/Repair, Closing, and Post-Closing teams.
  • Ensure timely communication of modification terms, approvals, documentation requirements, and execution status.
  • Coordinate execution and receipt of final modification agreements and ensure proper system updates.
  • Analyze workflow inefficiencies and recommend operational, staffing, or system improvements.
  • Develop and maintain process documentation, job aids, and training materials related to loan modification workflows.
  • Support change management efforts tied to system upgrades, policy updates, or investor changes.
  • Ensure all loan modifications comply with applicable investor guidelines, regulatory requirements, and internal policies.
  • Support internal and external audits, regulatory examinations, and investor reviews.
  • Identify process, system, or control gaps and implement corrective actions.
  • Handle internal and external inquiries from borrowers, builders, loan officers, and other parties to the transaction.
  • Ensure proper safeguarding of confidential and proprietary information of consumers and other protected information under the Company’s Information Security Policy.
  • Unless properly licensed under the SAFE Act or applicable state laws, and the duties of the position so require, the incumbent will not perform such tasks as taking mortgage applications, offering or negotiating rates or terms of a mortgage loan with the consumer, soliciting, arranging or finding mortgage loans, or counseling consumers about residential mortgage loan rates or terms, as those actions may be defined by applicable laws and regulations.

Qualifications

  • Education Level:
    Bachelor's Degree directly related to the position or equivalent, preferred
  • Experience: Minimum five years' experience in a variety of different roles is required.
  • Additional Qualifications:
    • Ability to compute rate, ratio, and percent and to draw and interpret bar graphs, as well as the ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume.
    • Ability to apply concepts of basic algebra and geometry. Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry.

    • Highly organized and detail-oriented; ability to work in a fast-paced, metrics-driven environment required.
