** How can you contribute to what we do?
** The Tax Director directs all aspects of tax. This includes the preparation and/or review of income, sales, use, personal property, and other miscellaneous tax returns, and various income, asset, and ownership tests required of the company to ensure its continued qualification as a REIT. Partner with the VP, Tax to ensure the company continues to be in good standing with international, federal, state, and local jurisdictions as well as meeting reporting requirements to joint venture partners on a timely basis.

JOB DUTIES AND RESPONSIBILITIES:

* ** Quarterly and Annual Tax Compliance
*** Calculate the annual taxability of the Company’s dividends for review by outside tax experts.
* Oversee the timely preparation of the Company’s international, federal, and state income tax returns and estimated tax payments for the parent REIT, operating partnership and other affiliates for which the Company has a direct or indirect ownership interest.
* Review and oversee the quarterly and annual tax compliance activities of the Company’s taxable REIT subsidiaries (TRSs), including taxable income calculations, estimated tax payments, income tax returns, and related supporting work papers.
* Advise unit holders on federal and state estimates of quarterly taxable income.  Coordinate with tax staff to disseminate information to unit holders.  Act as the liaison and respond to questions and comments which arise.
* Oversee and coordinate composite consent and/or withholding affidavit preparation and dissemination to unit holders..
* Direct tax staff in timely review of the Company’s monthly, quarterly, and annual sales tax returns, including determining taxable goods and services provided on a state by state basis.  This includes, but is not limited to: responding to audit notices, analyzing the benefits and costs of voluntary disclosure agreements, and corresponding with center staff as needed.
