About the Job

Operational Integrity Manager – operational integrity team located in Irvine, CA or San Diego, CA. This role is responsible for ensuring projects are set up correctly from the start and remain aligned through design, permitting, capital close, and construction operations. The manager drives accountability for the operational integrity of projects from predevelopment through construction completion, ensuring alignment across consultant teams, schedule milestones, internal project stakeholders, and field operations.

The position reports to the Director of Operational Integrity.

Essential Functions & Responsibilities
  • Consultant Procurement
    :
    Procure, contract, and maintain design and consultant services in coordination with stakeholders. Lead consultant onboarding to establish scope clarity, financial control, deliverable expectations, and coordination standards. Review and approve consultant billings to confirm alignment with progress and scope.
  • Internal Stakeholder Alignment
    :
    Align weekly design agendas, facilitate external stakeholder and consultant coordination meetings, and ensure alignment with planning, building systems, engineering, and architectural expression with operational and financial goals. Facilitate interior and exterior material selection and ensure timely completion of branding and FFE meetings, leading to selections that align with rent comps identified in the Pre‑Investment Committee phase.
  • Drawing Phasing & Development Milestones
    :
    Aggregate and manage the Integrated Project Schedule (IPS) across development, design, JPI DfX, preconstruction, and actively remove roadblocks in achieving targets. Drive governance over milestone gates, create and report progress on dashboards for deliverable status across internal and external teams.
  • Owner Support
    :
    Oversee cross‑functional design coordination and issue resolution. Perform technical and commercial validation of PCCOs and support resolution of issues to keep JPI’s best interest in mind. Lead processes for project‑based design changes, budget alignment, and deviations from design documentation.
  • On‑site Representation
    :
    Serve as owner’s representative during active build, supporting fast‑track decision‑making for RFI, submittal, and field‑driven revisions. Set policy and procedures for address registration and finalize drawing coordination with external jurisdictions.
  • AI & Automation
    :
    Use approved enterprise AI tools to draft, summarize, analyze, and accelerate everyday work. Review AI‑generated outputs for accuracy, tone, and appropriateness before use. Adhere to company data handling, confidentiality, and acceptable‑use policies. Participate in AI training and adoption campaigns.
  • Other duties as assigned.
Qualifications
  • Bachelor’s or master’s degree.
  • 7+ years of experience with at least 2 years in development, design management, and construction, preferably in the multifamily industry.
  • Proficiency in Excel, Bluebeam, and Procore.
  • Deep knowledge of project phasing, execution risks, and owner‑driven design changes.
  • Proven ability to manage multiple teams and projects while ensuring quality and consistency.
  • Experience developing scalable tools and processes for design validation and documentation workflows.
  • Ability to act as a representative and advocate of JPI’s culture and guiding principles.

Annual Base Pay Range: $155,000-$180,000
