We'recurrentlyseekinga dedicated and organized Property Manager to oversee a 36-unit apartment community in Middletown, CA . If you enjoy building strong resident relationships,maintaining high community standards, and working in a collaborative team environment,we'dlove to hear from you.
Experience in affordable housing programs such as RD, HUD, or LIHTC is strongly preferred.
What You'llDo
As the Property Manager, you will oversee the day-to-day operations of the community while ensuring residents receive excellentserviceand the property ismaintainedto AWI'shigh standards.
Key responsibilities include:
- Managing all aspects of the assigned property's daily operations
- Processing applications, screening applicants, and verifying landlord references
- Preparing leases, house rules, and required documentation
- Managing tenant certifications and re-certifications
- Conducting move-ins and move-outs
- Collecting rent and security deposits
- Enforcing lease agreements and community policies
- Coordinating maintenance and ensuring property standards are met
- Maintaining strong curb appeal and property presentation
- Marketing and advertising vacant units to attract qualified residents
- Responding appropriately to emergency situations
- Following company policies and procedures

Qualifications & Skills
- Proficiency in Microsoft Office and property management software/databases
- Strong math and financial accuracy skills
- Excellent organization and time management abilities
- Ability to meet strict deadlines and manage multiple priorities
- Professionalism and strong listening skills
- Ability to follow written and verbal instructions
- Ability tomaintainpositive relationships with tenants, vendors, and corporate staff
Basic Requirements
- Reliable transportation
- Authorized to work in the United States
- Access to a personal smartphone with email, messaging, and app capability (usage reimbursed)
