Position Summary

The Community Association Manager (CAM) is responsible for the day-to-day management and operational oversight of the assigned community association on behalf of Avari Management. This position serves as a primary point of contact for the Association's Board of Directors, homeowners, vendors, and community stakeholders while ensuring consistent execution of Association priorities, governing documents, established policies, and Avari Management standards.

The CAM is a highly visible, on-site leadership position requiring exceptional professionalism, responsiveness, sound judgment, organization, and follow-through. Success requires the ability to build trusted relationships while balancing homeowner needs, Board expectations, vendor performance, property operations, and competing priorities.

What You'll Do

Association & Board Management

  • Serve as the primary day-to-day management contact for the Association and Board of Directors.
  • Build trusted, professional relationships with Board members, homeowners, vendors, and community stakeholders.
  • Partner with the Board to understand priorities and execute approved initiatives and operational expectations.
  • Prepare for and attend Board meetings and provide timely updates regarding operations, projects, vendor activity, homeowner concerns, and outstanding action items.
  • Track commitments and Board-directed action items through completion.
  • Support preparation and coordination of the Association's Annual Meeting.
  • Maintain working knowledge of the Association's governing documents, policies, procedures, contracts, and community standards.

Homeowner & Community Relations

  • Deliver responsive, professional service to homeowners and community members.
  • Address questions, concerns, and escalations with professionalism, empathy, sound judgment, and appropriate urgency.
  • Proactively communicate when issues cannot be immediately resolved and establish clear expectations regarding next steps.
  • Navigate challenging conversations while maintaining appropriate professional boundaries.
  • Identify recurring homeowner concerns and operational trends and escalate significant issues appropriately.
  • Build trust through transparency, accountability, consistency, and follow-through.

Property & Operational Management

  • Maintain an active on-site presence and strong awareness of overall community conditions and operational needs.
  • Routinely assess common areas and community operations for maintenance, appearance, safety, vendor, and service concerns.
  • Coordinate maintenance, repairs, landscaping, vendors, and other community services as appropriate.
  • Prioritize issues according to urgency, resident impact, property condition, and operational risk.
  • Ensure identified concerns are appropriately documented, assigned, communicated, and followed through to resolution.
  • Identify opportunities to improve service, processes, communication, and operational efficiency.
  • Develop and maintain effective relationships with vendors and service providers.
  • Coordinate vendor scheduling, property access, project execution, and service delivery.
  • Monitor quality and completion of vendor work and hold service providers accountable to established expectations.
  • Coordinate proposals, estimates, documentation, and other information necessary to support Association decisions.
  • Escalate significant performance, service, cost, or quality concerns appropriately.
  • Maintain accurate and organized Association records, correspondence, meeting documentation, contracts, work orders, and related information.
  • Support budgeting, invoice review, expense monitoring, and Association financial processes within the scope of the position.
  • Communicate potential financial, operational, vendor, or property concerns to appropriate leadership.
  • Maintain appropriate confidentiality regarding homeowner, employee, financial, and Association information.
  • Complete required administrative responsibilities accurately and within established timelines.

Leadership & Avari Standards

  • Demonstrate ownership and accountability by identifying problems, taking appropriate action, and following issues through resolution.
  • Lead by example and contribute to a culture of professionalism, trust, collaboration, and accountability.
  • Build buy-in by communicating the purpose behind operational changes, expectations, and processes.
