About the Company
USA Land Group is looking for a highly organized, detail-oriented Project Manager to focus on land diligence and help manage land acquisitions from ratified contract through closing, renegotiation, or termination.
USA Land Group buys and sells rural land across multiple markets, typically creating value by purchasing larger tracts, completing diligence, determining subdivision potential, testing market demand, and preparing properties for resale. This role is responsible for making sure every under-contract property receives proper due diligence, deadlines are tracked, vendors are moving, and the internal team has the information needed to make smart purchase decisions before closing.
This is an execution and diligence role within the Acquisitions team. Once a property is under contract, the Project Manager will take ownership of the diligence process and coordinate closely with Dispositions, Marketing, Finance, and Transaction teams. This includes tracking contract deadlines, verifying subdivision potential, coordinating with counties, surveyors, and soil companies, managing the diligence checklist, gathering property information, preparing marketing packets, and helping organize internal decision meetings.
Key Responsibilities- Manage under-contract properties from ratification through closing or termination
- Track diligence deadlines, closing dates, and key contract milestones
- Complete and maintain the company’s diligence checklist for each property
- Review underwriting assumptions and flag potential issues
- Verify zoning, county requirements, and ability to subdivide
- Coordinate with surveyors, soil scientists, engineers, counties, sellers, and other vendors
- Help schedule perc tests, surveys, preliminary split plans, and other diligence items
- Gather photos, maps, property details, seller information, leases, tenant information, and other relevant documents
- Work with Dispositions and in-market resources to verify comps and market demand
- Prepare property packets for Marketing, including lot sizes, pricing, photos, property summaries, and location details
- Schedule and coordinate property launch meetings
- Prepare properties for Acquisition Committee review before closing
- Communicate risks, delays, and recommendations to leadership
- Coordinate closing handoff with Finance and Transaction teams when a deal is approved
- Coordinate termination communication and CRM updates when a deal does not move forward
The ideal candidate is proactive, organized, and comfortable managing multiple moving pieces y should be able to follow a process, chase down answers, communicate clearly, and recognize when something needs to be escalated. Real estate, land, construction, title, transaction coordination, zoning, surveying, or project management experience is preferred, but the most important qualities are ownership, urgency, attention to detail, and good judgment.
Success in this role means that no deal falls through the cracks, no deadline is missed, and leadership always has a clear picture of where each property stands before the company decides whether to close.
