Assistant Property Manager

Pines at Cold Harbor | Mechanicsville, VA

Schedule

Full-Time | Monday-Friday | 8:00 AM-5:00 PM | Some Saturdays

About the Position:

Burlington Capital Properties is seeking a friendly, organized, and customer service-oriented Assistant Property Manager to join the team at Pines at Cold Harbor in Mechanicsville, VA. This position plays an important role in supporting the day-to-day operations of the community, with a strong focus on leasing, resident relations, marketing, and LIHTC compliance.

The successful candidate will be dependable, organized, and detail-oriented, with a strong commitment to being present and engaged in the day-to-day operations of the property. This individual will be comfortable working directly with prospective and current residents, supporting leasing and marketing efforts, maintaining accurate documentation, and assisting with Tax Credit reporting and compliance requirements.

Strong communication skills, attention to detail, and reliable on-site support during regular business hours are essential to the success of this position.

The Successful Assistant Property Manager Will:
  • Assist with the daily operations of the property and support the Property Manager and on-site team.
  • Follow and enforce company policies and procedures that support effective property operations.
  • Perform leasing activities, including greeting prospective residents, conducting property tours, qualifying applicants, and assisting with the application process.
  • Prepare leasing and resident documentation and complete related administrative duties accurately and timely.
  • Assist with move-in and move-out procedures.
  • Maintain positive and professional relationships with residents, prospective residents, employees, vendors, and the general public.
  • Support resident retention initiatives and help create a positive resident experience.
  • Develop and implement leasing and marketing activities to support occupancy goals.
  • Utilize social media and other marketing channels to promote the property and attract prospective residents.
  • Assist with annual certifications and other LIHTC reporting and compliance requirements.
  • Maintain accurate records and support compliance with applicable LIHTC rules and regulations.
  • Assist with timely collection, deposit, and recordkeeping of funds in accordance with company procedures.
  • Record, report, approve, and allocate expenses according to company guidelines and established budget requirements.
  • Participate in staff meetings and contribute to the overall success of the property and team.
  • Assist with other duties and special projects as requested by management.

REQUIRED

SKILLS & EXPERIENCE:

  • Previous LIHTC experience required.
  • Previous property management and leasing experience required.
  • Leasing experience required.
  • Marketing experience required.
  • Social media marketing experience required.
  • Basic knowledge of accounting and financial recordkeeping.
  • Basic computer skills with proficiency in Microsoft Office.
  • Strong organizational skills and attention to detail.
  • Ability to follow directives and work independently with minimal supervision.
  • Ability to communicate effectively and professionally, both verbally and in writing.
  • Ability to interact positively and professionally with residents, employees, vendors, and the general public.
  • Valid driver's license and acceptable motor vehicle record may be required.

PHYSICAL REQUIREMENTS:

  • Ability to sit, stand, walk, bend, stoop, and move throughout the property as needed to perform job duties.
  • Ability to walk throughout the community and conduct property tours and inspections.
  • Ability to use stairs and navigate buildings and grounds as necessary to perform job responsibilities.
  • Ability to use a computer and other office equipment for extended periods.
  • Ability to occasionally lift, carry, push, or pull materials and supplies necessary to perform job duties.
